Job description

Job Title: Multifamily Estimator

Position Summary

This position provides guidance and mentorship to Assistant Estimators while partnering with the Preconstruction Manager to prepare accurate cost estimates, evaluate project requirements, and contribute to the successful planning and execution of projects.

Roles and Responsibilities

  • Prepare detailed cost estimates for multifamily residential construction projects based on plans, specifications, and other project documentation.

  • Lead estimating efforts and coordinate with project teams during the preconstruction phase.

  • Review drawings, specifications, and bid documents to identify project requirements, constructability concerns, and potential risks.

  • Perform quantity takeoffs and pricing for labor, materials, equipment, and subcontracted work.

  • Solicit, evaluate, and analyze subcontractor and supplier quotations.

  • Develop conceptual, schematic, design development, and final construction estimates.

  • Assist in preparing bid proposals, project budgets, and value engineering recommendations.

  • Collaborate with project managers, architects, engineers, developers, and clients during project planning.

  • Support the Preconstruction Manager in budgeting, scheduling, and project planning activities.

  • Mentor and provide guidance to Assistant Estimators, helping develop their technical and professional skills.

  • Maintain accurate estimating records, cost databases, and historical pricing information.

Qualifications

  • Three to five years of estimating or preconstruction experience with multifamily residential construction projects.

  • Strong understanding of multifamily construction methods, materials, building systems, and project delivery processes.

  • Ability to lead project teams and manage multiple estimates simultaneously.

  • Experience reviewing architectural, structural, civil, and MEP drawings and specifications.

  • Strong analytical, organizational, and communication skills.

  • Proficiency with estimating software and Microsoft Office applications.

  • Ability to work collaboratively in a team-oriented environment.

  • Knowledge of budgeting, value engineering, and cost control principles.

Preferred Skills

  • Experience with wood-frame, podium, garden-style, mid-rise, or mixed-use multifamily developments.

  • Familiarity with construction scheduling and project management software.

  • Strong negotiation and subcontractor relationship management skills.
