POSITION SUMMARY:

The Groundskeeper is responsible for maintaining the physical appearance, cleanliness, and overall wellbeing of the apartment community. This part-time role includes grounds maintenance, common area upkeep, and valet trash collection services to ensure a clean, safe, and welcoming environment for residents. The ideal candidate is dependable, hardworking, and takes pride in maintaining community standards.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Walk the property grounds daily to collect and dispose of trash, remove pet waste, maintain cleanliness throughout exterior and interior common areas, and report any concerns to property management.
  • Perform snow removal/salting and landscaping services as needed.
  • Conduct "trash outs" as needed. When residents leave behind belongings and/or trash, move items to storage or dispose of as directed. 
  • Assist the maintenance team with basic maintenance tasks including, but not limited to replacing bulbs and ballasts, changing air filters, paint touch ups, preventative maintenance tasks, moving appliances, etc. 
  • Clean the property including community spaces, amenity areas, residential units, hallways, stairwells, etc. 
  • Vacuum, sweep, and mop floors. 
  • Wash the windows.
  • Restock paper towel, toilet paper, hand soap, hand sanitizer, and other consumable products.
  • Report maintenance issues to property management.
  • Complete bi-annual inspections.
  • Valet Trash Collection Responsibilities
  • Collect bagged household trash and recycling from designated resident pickup locations in accordance with property schedules. 
  • Transport collected waste to property dumpsters, compactors, or designated disposal areas. 
  • Maintain clean and presentable breezeways, hallways, stairwells, and common areas during and after trash collection. 
  • Remove minor debris and spills associated with trash collection activities.
  • Perform other duties as assigned.

Requirements

SKILLS AND QUALIFICATIONS:

  • Work evenings or scheduled collection shifts as required to support valet trash collection services. 
  • Ability to manage time efficiently and work independently.
  • Demonstrate high productivity and attention to detail.
  • Ability to work in adverse weather conditions. 
  • Present oneself in a neat, clean, and professional manner at all times throughout the workday and/or whenever present at the property.

EDUCATION, TRAINING AND/OR EXPERIENCE:

  • High school diploma or equivalent is required.
  • 2 years of prior groundskeeping experience is preferred.

SUPERVISORY RESPONSIBILITY:

  • None

PHYSICAL REQUIREMENTS:

While performing the duties of this job, the employee is regularly required to sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The employee is frequently required to stand; walk; bend/stoop, twist, squat/kneel, crouch, or crawl; climb and balance. The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.
