This position will require daily visits to our properties in Wintergreen, and therefore would be ideal for candidates living within comfortable driving distance to Wintergreen.

We manage some of the largest and best performing AirBNB properties in Massanutten and Wintergreen. The company formed in 2023 with just 3 properties, and now has over 50 properties under management, with another 20+ expected by the end of 2026. 


Job Description: We’re seeking a proactive and detail-oriented Property Manager to assist with quality control and maintenance of our short-term rental properties in Wintergreen, VA. If you're tech-savvy, organized, and thrive in an autonomous, dynamic environment—this is the role for you. 


Responsibilities: 

  • Conduct post-checkout property visits to complete checklists (e.g., temp settings, doors/windows, lights), ensuring that properties remain in excellent condition 
  • Perform post-clean inspections ahead of check-ins to guarantee the highest quality experience for our guests 
  • Routine light maintenance and occasional cleaning (e.g., changing batteries, lightbulbs, fridge/air filters, grill cleans, etc) 
  • Manage and maintain property supply closets; order and stock supplies as needed. 
  • Identify and resolve property issues before guests or owners report them 
  • Oversee completion and quality of vendor work 
  • Receive deliveries and ensure items are properly placed 
  • Maintain task tracking and property information via our Breezeway software 
  • Help onboard and become familiar with new properties 
  • Respond to in-stay issues with guests (with support from our guest communications team) 


Requirements: 

  • Strong attention to detail and excellent organizational skills 
  • Self-starter with a high level of trustworthiness and follow-through 
  • Comfortable with technology and software tools 
  • Excellent communication and problem-solving skills 
  • Must be local to the Wintergreen area or willing to relocate 
  • A professional demeanor and the ability to interact courteously with vendors, team members and occasionally guests 
  • A can-do attitude and the ability to respond quickly within a sometimes changing environment 
  • Must have access to computer, smartphone, and reliable internet 
  • Note that this is a physically active role that will require a lot of time spent on one’s feet, including lifting / moving supply boxes regularly. 
  • Reliable transportation and valid driver’s license 


Pay: This is a full time, salaried position. Starting salary range is $40,000-$45,000 depending on experience.

  • New School will pay 100% of health, dental, and vision insurance for employee. Spouses/dependents may be added to plan at employee’s expense. 
  • 2 weeks paid time off annually, plus 9 company-paid holidays

Hours: 40 hours per week. Generally we’re looking for M-F daytimes. IMPORTANT NOTE: although rare, there may be situations where a guest will need in-person assistance on a weekend or evening and our local vendor team is unavailable. If you are available to assist when these 

circumstances occur, additional hourly pay will be provided. We do not expect you to be “on call” ever, but we hope you will be open to pitching in on occasion if you happen to be available when these situations arise.
