Job description

Regional Manager — HOA, Commercial & Short-Term Vacation Rentals

Division: PMG Assets / HOA  ·  Department: Property Management  ·  FLSA: Exempt

ABOUT THE ROLE

This is a rare role — one where you’re not just managing one asset type, but running three distinct lines of business at once. You’ll be the senior on-the-ground leader for Prime Group’s HOA associations, commercial office and retail properties, and short-term vacation rental portfolio. If you thrive on variety, accountability, and building high-performing teams, this is your seat.

THREE PORTFOLIOS. ONE OWNER.

HOA Association Management

Board relations, Florida Ch. 718 & 720 compliance, homeowner communications, reserve planning, rules enforcement, and collections.

Commercial Property Management

Leasing activity, tenant improvement coordination, CAM reconciliation, lease administration in Yardi, and proactive vacancy management.

Short-Term Vacation Rentals (STVR)

Airbnb, VRBO, and Booking.com platform management, dynamic pricing, guest relations, owner reporting, and QA inspections.

Financial Reporting

Annual budgets, monthly variance reports, NOI and KPI tracking, payroll approval, and CAM reconciliation across all three lines of business.

DAY-TO-DAY REALITY

  • Attending HOA Board meetings and keeping all associations fully compliant with Florida statutes
  • Driving commercial occupancy through proactive lease renewals and tenant retention strategies
  • Managing STVR listings, guest escalations, and owner communications across all platforms
  • Conducting regular site inspections and implementing corrective action plans portfolio-wide
  • Producing monthly financial reports, KPI dashboards, and executive summaries for leadership
  • Building and developing a cross-functional team spanning maintenance, housekeeping, and admin staff
  • Developing and maintaining emergency preparedness and disaster response plans for each property

QUALIFICATIONS

Experience: 4–7 years of progressive property management experience across multiple property types; prior regional or multi-site management required

Education: Bachelor’s degree required; Real Estate, Business Administration, or Hospitality Management preferred

License: Florida Community Association Manager (CAM) license required per Chapter 468, Part VIII, Florida Statutes

Additional Designations: CMCA, AMS, PCAM, or CPM a plus

Technology: Yardi or similar PMS required; familiarity with Airbnb/VRBO/Guesty or similar STVR platforms preferred; proficiency in Microsoft Office Suite

SKILLS & ABILITIES

  • Ability to read and interpret lease agreements, HOA governing documents, operating statements, and procedure manuals
  • Strong written and verbal communication; able to present effectively before Boards, homeowners, tenants, and guests
  • Financial acumen for budgeting, CAM reconciliation, variance analysis, and NOI performance tracking
  • Sound judgment for handling complex, multi-variable situations across three distinct lines of business
  • Comfort operating across multiple platforms: property management software, STVR channel tools, and Excel
