About the Role

We're looking for a hands-on, dependable Property Caretaker to help us keep a portfolio of vacation homes in the greater Pinetop, Arizona area guest-ready, well-maintained, and meeting Company standards. You'll serve as the responsible point of contact for a designated set of homes, work directly with owners and guests to resolve issues, and partner with regional leadership and Local Operations Managers to deliver an exceptional experience at every stay.


This role blends light maintenance and field work with strong communication and ownership of your portfolio. You thrive when no two days look the same, you're comfortable troubleshooting on the fly, and you take pride in homes that look and run beautifully.


Key Responsibilities

Portfolio Ownership & Owner Communication

  • Be assigned a designated portfolio of properties and serve as the responsible point of contact for those homes, including direct owner communication and proactive issue resolution.
  • Conduct regular inspections of assigned properties before guest and owner arrivals to ensure each home meets Company standards.
  • Coordinate with regional leadership and Local Operations Managers to ensure assigned properties remain guest-ready, well maintained, and aligned with Company standards.

Maintenance & Field Work

  • Continue to support services across the greater Pinetop, Arizona area related to maintenance, including responding to work orders, inspecting properties, and coordinating with vendors as needed.
  • Perform routine and basic maintenance tasks, including appliance, cable, and Wi-Fi troubleshooting, light plumbing, basic HVAC support, and general home repairs.
  • Quality-check vendor work and escalate larger repairs through the appropriate channels.
  • Perform additional maintenance and field duties as assigned by the General Manager.

Guest & Homeowner Support

  • Support the team by responding to escalated guest and homeowner concerns through calls, emails, and ticketing systems, and by providing cross-coverage as needed.
  • Document issues, resolutions, and follow-up steps in Company systems so the next person on shift can pick up seamlessly.

Team Collaboration & Standards

  • Collaborate effectively with regional team members and leadership, assist with housekeeping tasks when required, and adhere to all company policies, procedures, and performance metrics.
  • Maintain Company standards and key metrics such as NPS, unit appearance, and operational efficiency.


What We're Looking For

Required Qualifications

  • Prior experience in property management, vacation rentals, hospitality operations, facilities, or a hands-on maintenance role.
  • Comfort performing light maintenance - appliance and Wi-Fi/cable troubleshooting, minor plumbing, basic HVAC checks, and general home repairs.
  • Strong written and verbal communication skills; professional in email, phone, video, and text.
  • Technical comfort across laptops, tablets, and mobile devices; ability to learn property management and ticketing systems quickly.
  • Excellent time management and the ability to switch tasks frequently without losing momentum.
  • Valid driver's license, clean driving record, and reliable transportation for travel between properties.

Preferred Qualifications

  • Prior housekeeping or vacation rental experience.
  • Familiarity with the greater Pinetop, Arizona market and local vendor network.
  • Trade or technical training (HVAC, electrical, plumbing) is a plus.

Work Environment & Physical Demands

  • Availability to work Sunday through Saturday, including early mornings, evenings, and weekends as needed.
  • Frequent travel between worksites; reliable personal transportation required.
  • Occasional housekeeping and maintenance duties.
  • Ability to stand, sit, and walk for extended periods.
  • Reach overhead and below the waist.
  • Regularly push, pull, and lift up to 25 pounds; occasionally lift or move up to 50 pounds.
  • Bend, stoop, squat, kneel, and twist as needed to perform property maintenance tasks.
