Job description

Job Title:ย Mortgage Loan Processor

Position Location: Raleigh, NC. Hybrid Position, must live locally.

Job Summary:

The Mortgage Loan Processor manages loan files from application to closing. The role is the primary liaison between borrower(s), loan officers, underwriters, and other parties to facilitate loan closing. The processor collects and verifies documentation required to clear the loan with underwriting for closing.

As a key contributor to the Coastal team, your responsibilities will be:

  • (30%) Pipeline Management: Monitor loan status and deadlines. Track key milestones to ensure all tasks are completed on time to prevent closing delays.
  • (30%) Communication & Coordination: Serve as the main point of contact for loan officers, underwriters, closers, closing agents, and third-party vendors. Provide timely updates to all parties regarding loan status and outstanding conditions.
  • (20%) Funding Authorization: Review executed closing package and closing conditions for accuracy before providing funding authorization to the closing agent.
  • (25%) Underwriting Support & Condition Clearing: Gather and review underwriting conditions for accuracy and completion, submit conditions to underwriting for final review and clearance.
  • (15%) Compliance & Quality Control: Ensure all loans comply with federal, state, and Coastal guidelines. (TRID, RESPA, HMDA) Monitor and maintain redisclosures and initial closing disclosure request.
