Role Description:

QuadReal Property Group is seeking an experienced and driven Operations Manager to lead building operations at 145 King Street West. 145 King West is one of Toronto's most prominent Class A office towers in the heart of the Financial District. This is a senior operational leadership role for a technically strong professional who thrives in a complex, high-profile environment and is committed to operational excellence, sustainability, and tenant experience.

Reporting to the General Manager, you will have full accountability for day-to-day building operations, capital execution, energy management, and life safety - while leading a high-performing team and representing QuadReal's commitment to decarbonization and best-in-class asset management.

Responsibilities:

Team Leadership & Development

  • Lead, mentor, and develop a multidisciplinary operations and technical services team, leveraging your expertise to elevate team capability and performance

  • Provide support to the General Manager and Property Manager, as required, across operational and administrative priorities

  • Chair monthly Operations and OH&S team meetings; represent the property on QuadReal's national OH&S committee

  • Foster a safety-first culture and champion continuous improvement across all operational functions

Building Operations & Technical Services

  • Implement preventive maintenance plans for large commercial assets and oversee unscheduled repairs for HVAC, mechanical, plumbing, lighting, electrical, elevating devices, and life safety systems

  • Oversee computerized building automation and control systems, champion integration into the Integrated Building Management Platform, and lead related operational enhancements

  • Conduct regular property inspections; proactively identify and resolve cosmetic and technical deficiencies

  • Professionally interact with tenants, vendors, and guests, ensuring responsive service and a high standard of tenant experience

  • Oversee environmental programs, including assessments, reporting, waste, recycling, and hazardous materials management

  • Oversee tenant service request tracking and follow-up to support timely resolution and accountability

  • Perform life cycle costing exercises to inform capital planning and asset reinvestment decisions

Financial Management & Reporting

  • Prepare annual operating and capital project budgets, manage expense controls, and operate within established budgets with rigorous variance analysis

  • Deliver quarterly departmental activity and financial performance reports

  • Prepare specifications, tender, and award contracts in accordance with QuadReal's procurement policies

  • Ensure consistent achievement of all key performance indicators while efficiently managing multiple time-sensitive responsibilities

Energy Management & Sustainability

  • Manage energy performance, utility consumption, and utility contracts, ensuring energy targets align with best-in-class operations and broader decarbonization goals

  • Provide detailed monthly meter reading data for direct tenant utility charge-backs

  • Identify and implement energy efficiency opportunities in support of corporate sustainability programs and Conservation and Demand Management initiatives

  • Champion QuadReal's net-zero decarbonization agenda - actively contributing to long-term carbon reduction plans and sustainability initiatives

Capital Projects & Tenant Construction

  • Manage and deliver operating and capital projects as assigned, from planning through execution

  • Enforce tenant improvement construction management requirements, review and approve tenant construction projects, and coordinate communications with internal stakeholders

  • Issue and oversee work permits for hot work, fire systems, structural, mechanical, electrical, and construction activities

Compliance, Risk & Life Safety

  • Maintain and update all site technical and operations manuals including Fire Safety Plan, Emergency Management Plan, Disaster Plan, Asbestos Management Plan, Construction Rules & Regulations, and Energy Management Plan

  • Implement the corporate occupational health and safety program and conduct insurance and risk management inspections with required remedial action and reporting

  • Liaise with regulatory authorities having jurisdiction (AHJs) and municipal/civic bodies

  • Implement and maintain national and regional compliance initiatives, including monthly compliance reviews and annual risk management inspections

  • Provide technical and administrative advice to internal and external stakeholders on operational matters

  • Remain current with industry best practices, legislative changes, and emerging technologies relevant to building operations and asset performance

Perform other duties as assigned from time to time based on operational needs

Experience and Qualifications:

  • 10+ years of progressive building operations experience in a Class A commercial office environment

  • Demonstrated leadership experience managing technical and trades staff in a unionized setting

  • Strong technical knowledge across HVAC, BAS, electrical, life safety, and building envelope systems

  • Proven experience managing complex capital projects and multi-million dollar operating budgets

  • Deep understanding of energy management practices, utility structures, and sustainability frameworks

  • Proficiency with CMMS and building automation platforms

  • Familiarity with BOMA Best, LEED, or equivalent sustainability certifications is an asset

  • Post-secondary education in Engineering Technology, Facilities Management, or a related discipline; industry designations (FMA, RPA, CEM) are an asset

  • Knowledge of applicable codes, standards, and regulations (Ontario Building Code, ESA, TSSA, CSA, OHSA)

The expected annualized base salary range for this role is $110,000-125,000.
