Maintenance Supervisor

Summary/Objective: We are seeking a hands-on Maintenance Supervisor for an affordable housing community in Lansdowne, MD, located near Baltimore. This is a full-time, non-exempt role responsible for overseeing day-to-day maintenance operations, completing hands-on repairs, supporting unit turns, managing work orders, supervising maintenance staff, coordinating vendors, and helping maintain a safe, clean, and well-operated residential community. The best candidate will be comfortable working in an affordable housing environment with older buildings, resident concerns, inspections, emergency repairs, and changing priorities. This role requires someone who can lead by example, stay organized, communicate well with residents and staff, and help keep maintenance operations moving.

Essential function/Responsibilities: duties include but are not limited to the following
- Oversee daily maintenance operations for the property
- Supervise maintenance staff, including assigning work, following up on completion, and supporting performance expectations
- Complete hands-on repairs including plumbing, electrical troubleshooting, carpentry, painting, plastering, flooring, appliance repairs, and general building maintenance
- Review, prioritize, and complete work orders in a timely manner
- Support unit turns, move-in inspections, annual inspections, and make-ready work
- Conduct daily, weekly, and monthly inspections of common areas, building systems, grounds, and vacant units
- Coordinate vendors and contractors for specialized repairs, emergency work, and larger projects
- Inspect vendor work to ensure repairs are completed properly
- Maintain appliances, equipment, tools, inventory, and maintenance supplies
- Support compliance with applicable housing, safety, and property standards
- Maintain clean and safe common areas, building entrances, grounds, trash areas, and exterior areas as needed
- Respond to maintenance emergencies and participate in the on-call rotation
- Communicate professionally with residents, property management, vendors, and internal team members
- Help maintain a safe, clean, and well-functioning residential community
Requirements:
- At least five (5) years of maintenance experience
- At least two (2) years of supervisory or lead maintenance experience
- Affordable housing experience strongly preferred
- Knowledge of REAC/NSPIRE inspections required
- HVAC certification required
- Strong hands-on knowledge of plumbing, electrical troubleshooting, carpentry, painting, appliance repair, and general building maintenance
- Ability to supervise, train, and support maintenance staff throughout the workday
- Strong customer service and communication skills with residents, staff, and vendors
- Ability to manage multiple priorities, deadlines, emergency repairs, and changing property needs
- Ability to diagnose and repair equipment or appliances in tight or hard-to-reach spaces
- Must be able to lift, bend, stoop, climb, reach, and lift up to 50 pounds at a time
- High school diploma or GED preferred
- Experience in a skilled trade such as HVAC, plumbing, or electrical is a plus
Pay Range: $23.00 - $27.00 per hour
