DUTIES AND RESPONSIBILITIES:
  • Conduct all business in accordance with TRIO policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State Laws.
  • Maintain a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents meet.
  • Ensure that all rents are collected when due and scanned in a timely manner.
  • Perform evictions, utility cut-offs and landlord liens as required on delinquent rents.
  • Constant vendor/contractor communications concerning work scheduling, billings, vendor relations, and certificates of insurance.
  • Ensure that lease files are complete, and that completion of leases is being executed properly; must approve all leases on the property.
  • Assist with responsibility of office opening on schedule, ensuring pristine condition of office and model apartments.
  • Maintain positive customer service attitude.
  • Periodic inspection with residents of move-in/move-outs.
  • Review all notices to vacate to determine the cause of move-out.
  • Coordinate with maintenance team and make-ready staff to ensure timely recondition of apartments after move-out.
  • Conduct/pull market surveys monthly (or as needed) and provide trend report information. Shop competition and be aware of neighborhood market conditions.
  • Welcome and demonstrate community to prospective new residents. Also, handle incoming phone calls from prospective new residents and complete appropriate paperwork as may be required.
  • Maintain awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
  • Manage the property social media account(s) and post as required.
  • Help organize and advertise resident retention events as needed.
  • Perform any additional duties or tasks as assigned by the Property Manager or Trio senior staff.

QUALIFICATIONS:
  • Three years of Property Management experience or the equivalent, preferred.
  • Highschool diploma or equivalent required.
COMPUTER SKILLS:
  • Proficiency with professional software programs, Excel, Word, OneSite Rental System, or comparable management programs.
DRIVING/TRAVELING REQUIREMENTS:
  • Possible need (20% to 25% of the time) to utilize personal transportation to inspect apartment communities and surrounding neighborhood, make trips to the bank and visit the corporate office.
  • Occasional use of golf cart may be necessary.
  • Must have valid driver's license and automobile insurance
