Job description

Job Title: Specialty Leasing Manager

Who We Are

At Spinoso Real Estate Group, we believe retail real estate holds untapped potential to transform communities, foster connection, and drive economic growth. We specialize in managing, revitalizing, and reimagining enclosed malls and large-scale retail assets with precision, purpose, and innovation.

Our passion for excellence is matched by our commitment to results. With a technology-driven platform, hands-on expertise, and an operator’s mindset, we execute with efficiency—delivering measurable outcomes for our investors, partners, and the communities we serve.

Within that vision, our Specialty Leasing program plays a critical role—bringing in dynamic, emerging, and non-traditional retailers that enhance the shopping experience and activate space in creative, revenue-generating ways. We’re looking for someone who is energized by that opportunity and excited to help shape the tenant mix in a meaningful way.

What You’ll Do

As a Specialty Leasing Manager, you will be responsible for generating revenue through the leasing of in-line stores, carts (RMUs), kiosks, vending, and other non-traditional retail opportunities. This role combines sales, business development, and operational management to drive income and enhance the overall merchandising of the property.

You will:

  • Develop, implement, and manage the Specialty Leasing program and budget
  • Prospect, identify, and secure new specialty retailers through active canvassing and relationship-building
  • Actively canvass to generate leads, build a pipeline, and communicate space availability, including in-person canvassing 1–2 times per week within the trade area
  • Maintain a strong pipeline of leads and regularly track activity through a canvass log
  • Negotiate and execute license agreements to meet or exceed revenue goals
  • Renew existing agreements in a timely manner (at least 30 days prior to expiration)
  • Coordinate the setup, relocation, and breakdown of all Specialty Leasing tenants
  • Ensure all operational guidelines and property standards are met
  • Partner with Accounting to monitor billing, collections, and tenant sales reporting
  • Prepare agreements and obtain necessary internal approvals
  • Collaborate with leasing and management teams to align on merchandising strategy
  • Participate in staff meetings and contribute to overall center goals
  • Assist with budgeting, forecasting, and reporting as needed
  • Build and maintain strong relationships with tenants, internal teams, and the community

What You Bring

  • 2–3 years of experience in sales, business development, or a related field in a fast-paced, goal-oriented environment
  • Willingness to conduct regular in-person canvassing (approximately 1–2 days per week) within the trade area
  • Experience in specialty leasing, retail leasing, or commercial real estate is a plus—but not required
  • Proven ability (or strong interest) in negotiating and closing deals within defined timelines
  • Strong organizational, planning, and time management skills
  • Excellent communication and relationship-building abilities
  • Self-starter with the ability to work independently and as part of a team
  • Proficiency in Microsoft Office (Word, Excel, and related tools)
  • Valid driver’s license required
  • Flexibility to work occasional evenings, weekends, or holidays as needed

Compensation & Benefits

We offer a compensation package that includes base salary plus performance-based earning potential, along with a comprehensive benefits program.

Benefits include:

  • Medical Insurance
  • Dental Insurance (100% company paid)
  • Vision Insurance
  • 401(k) Plan with 3% company contribution
  • Life Insurance
  • Optional Life Insurance
  • Short-Term Disability
  • Long-Term Disability

Work Environment & Physical Requirements

  • Primarily office-based with regular time spent on the property interacting with tenants and inspecting spaces
  • Frequent walking, standing, and movement throughout the shopping center
  • Occasional travel to offsite locations
  • Ability to lift and carry up to 40 pounds as needed
  • Regular use of computer, phone, and communication devices
