Purpose

Examine foreclosure title reports and abstracted documents for evaluation of effect on the chain of title and subsequent foreclosure action. Search public records to determine legal condition of property title and requirements needed to cure defective title. Summarize (abstracts) recorded documents which affect condition of title to property (e.g., mortgages, trust deeds, and contracts). Determine conditions required to obtain clear title through a foreclosure, deed in lieu or other conveyance.

Specific Duties, Activities and Responsibilities

โ€ข Examines mortgages, liens, judgments, easements, plat books, maps, contracts, and agreements to verify legal description, ownership, restrictions, or conformity to requirements.

โ€ข Analyzes encumbrances to title, and prepares report outlining encumbrances and actions required to clear title.

โ€ข Identify title issues or defects

โ€ข Interacts with Attorneys, Clients and others to resolve title issues.

โ€ข Verify that the information in the title search and accompanying documentation is accurate and complete;

โ€ข Analyze deeds, deeds of trust/mortgages, judgments, tax assessments and other applicable instruments

โ€ข Resolve problems relating to missing, incomplete, inaccurate or contradictory information contained in the title or accompanying documentation

โ€ข Title claim preparation

โ€ข Completes title related steps assigned to the firm within the client systems

โ€ข Provide an accurate and complete foreclosure report summary to our clients

Job Requirements

โ€ข High School/GED required

โ€ข Bachelorโ€™s degree preferred

โ€ข 5+ Years of Title and Foreclosure Experience

โ€ข Phoenix, BKFS, and Tempo experience highly preferred

โ€ข Proficiency with Excel and other Microsoft Office products

โ€ข Ability to manage and prioritize large caseload
