What Does a Title Examiner Do?

As a title examiner, you search records and other legal documents to determine whether a person has the legal right to buy or sell a piece of property or real estate. Title examiners work in several industries, including residential and commercial real estate sales, property development, and title insurance. Your responsibilities include gathering as much information as you can about a specific parcel or lot and report to supervisors about your findings. Much of your work takes place in public records offices or online.

What are the key skills and qualifications needed to thrive as a Title Examiner, and why are they important?

To thrive as a Title Examiner, you need a strong understanding of property law, title search procedures, and real estate documentation, typically supported by a background in real estate, paralegal studies, or related experience. Familiarity with title search software, public records databases, and document management systems is crucial. Attention to detail, analytical thinking, and effective written communication are standout soft skills for this role. These skills ensure accurate property title verification, help prevent legal disputes, and support smooth real estate transactions.

What are some common challenges Title Examiners face when reviewing property records, and how can they be managed?

Title Examiners often encounter challenges such as incomplete or unclear documentation, discrepancies in public records, and complex chains of ownership. These issues can make it difficult to determine clear property titles. To manage these challenges, Title Examiners must pay close attention to detail, utilize robust research methods, and communicate effectively with colleagues such as escrow officers, attorneys, and surveyors. Staying up to date with local and state regulations also helps ensure accurate and timely title reports.
