Position Summary

The Exam Reviewer is responsible for performing advanced quality control reviews of real estate title examinations and reports prior to delivery to clients. This role ensures accuracy, completeness, and compliance with Georgia title standards, internal guidelines, and client-specific requirements. The Exam Reviewer serves as a subject-matter expert, identifying title defects, inconsistencies, and risk issues while providing guidance and feedback to title examiners.

Title Review & Quality Control

Review completed residential and commercial title examinations for accuracy, completeness, and compliance with Georgia Title Standards.

Verify chain of title, ownership continuity, legal descriptions, and vesting accuracy.

Confirm proper identification and treatment of deeds, mortgages, liens, judgments, easements, restrictions, and other encumbrances.

Ensure title reports clearly and accurately reflect matters affecting title and marketability.

Identify errors, omissions, or inconsistencies and require corrections prior to final delivery.

Risk Analysis & Issue Resolution

Analyze complex title issues, defects, or irregularities and determine appropriate resolution or escalation.

Assess title risks and confirm that exceptions, requirements, and notes are properly stated.

Provide guidance on curative matters, additional research needs, or extended searches.

Escalate significant title concerns to management or legal counsel as appropriate.

Examiner Support & Mentorship

Provide constructive feedback to title examiners to improve accuracy, consistency, and report quality.

Serve as a technical resource for examiners regarding Georgia title standards, legal descriptions, and complex title scenarios.

Assist with training, mentoring, and onboarding of new or junior examiners as needed.

Promote consistency in examination practices and reporting standards.

Compliance, Documentation & Workflow

Ensure reviewed files meet internal quality benchmarks, client expectations, and turnaround requirements.

Document review findings and corrections within workflow or title management systems.

Support process improvement initiatives related to title quality and examination standards.
