Mortgage Loan Closer
Position Type: Hourly, Non-Exempt
Department: Mortgage Operations
Reports To: Mortgage Compliance Manager
Position Summary
The Mortgage Loan Closer is responsible for preparing and executing accurate, compliant, and timely closing packages for residential mortgage loans. This role plays a critical part in the final stages of the loan process, coordinating with internal and external parties to facilitate successful closings. Working closely with the Mortgage Compliance Manager, the Mortgage Loan Closer ensures that all loan documentation meets investor and regulatory standards prior to funding.
Key Responsibilities
• Prepare closing documents in accordance with loan terms, investor guidelines, and applicable state and federal regulations
• Review final loan documentation for completeness, accuracy, and compliance prior to closing
• Confirm closing conditions have been met and coordinate funding requests with appropriate departments
• Communicate with title companies, escrow agents, attorneys, and internal departments to confirm closing details and resolve issues
• Ensure timely and compliant delivery of closing packages to appropriate parties
• Maintain detailed records and update loan origination system with final closing status
• Monitor workflow timelines to ensure closings are completed within designated schedules
  • Maintain a pipeline of loans from initial closing disclosure through funding
  • Maintain required company turn times and SLA's
  • Prepare and send initial closing disclosures as requested
  • Prepare and send any changes of circumstances disclosures on CD's as necessary
  • Work with title companies or settlement agents to balance necessary closing documents ensuring accuracy and quality of work
  • Request wires timely for loans funding
  • Review files against a checklist and provide authorization to release funds

• Assist with post-closing and audit requests as needed
• Stay informed of changes in lending regulations, investor requirements, and internal policy updates
• Partner with the Mortgage Compliance Manager to address risk mitigation and ensure adherence to all regulatory expectations
Required Qualifications:
• Bachelor's degree or equivalent experience in mortgage lending or financial services
• 3+ years of experience in mortgage closing or a related role
• Solid understanding of TRID, RESPA, and other applicable regulatory frameworks
• Excellent organizational skills and attention to detail
• Strong written and verbal communication abilities
• Proficiency with loan origination systems and closing software
• Ability to work independently and manage time effectively in a deadline-driven environment
