Job description

We are seeking a detail-oriented and highly organized Assistant Manager / Compliance Officer to join our corporate team at Metropolitan Management Company. This role is primarily based in our main office and plays a critical part in ensuring all tenant documentation and compliance processes across our portfolio are completed accurately, on time, and in full compliance with Washington State law and local city ordinances.

The ideal candidate is proactive, thrives in a fast-paced environment, and has a strong working knowledge of Washington landlord-tenant law.

Key Responsibilities

  • Oversee and manage all legal and compliance-related tenant documentation across the portfolio, ensuring timely, accurate execution in accordance with Washington State law and local ordinances.
  • Prepare, serve, and track all tenant notices (including 30/60/90-day notices, non-renewals, terminations, and lease renewals).
  • Manage the full lease renewal process from issuance to execution.
  • Track and manage all active legal matters, including tenant mediations, disputes, unlawful detainer actions, evictions, and lawsuits — maintaining status updates, deadlines, and required documentation.
  • Conduct regular audits of tenant files and maintain complete, organized compliance records.
  • Monitor critical compliance deadlines and ensure adherence to rent increase, move-out, and security deposit regulations.
  • Process move-out statements and security deposit dispositions in compliance with state timelines.
  • Assist with reasonable accommodation requests, fair housing compliance, and tenant screening procedures.
  • Support regulatory reporting, filings, and responses to local agencies.
  • Perform occasional site visits to post notices or conduct compliance audits.
  • Support insurance claims documentation and other risk management tasks as needed.
  • Assist with data entry tasks such as invoice entry, receivables recording, and other tasks depending on needs.
  • Perform other duties as assigned.

Qualifications

Education

  • High school diploma or GED
  • Associate’s or Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related field is preferred (often listed as preferred rather than required).
  • Equivalent combination of education and relevant experience

Experience

  • 2–3 years of experience in residential/multifamily property management, lease administration, or a related administrative role.
  • Direct experience with tenant documentation, lease renewals, notices, file audits, or compliance processes is highly valued.
  • Familiarity with Washington State landlord-tenant law (RCW 59.18), local Seattle/King County ordinances, fair housing, security deposit handling, and eviction/notice procedures is a strong plus.
  • Experience with property management software (especially Yardi, RealPage, AppFolio, or similar) is required.

Knowledge, Skills & Abilities

  • Strong knowledge of (or ability to quickly learn) Washington landlord-tenant law and local ordinances.
  • Excellent attention to detail, organizational skills, and ability to manage deadlines and multiple priorities in a fast-paced environment.
  • Proficiency with Microsoft Office (especially Excel, Word, and Outlook), Adobe, and data entry/record-keeping.
  • Strong written and verbal communication skills.
  • Ability to maintain confidentiality and handle sensitive legal/compliance matters.
  • Customer-service orientation and professional demeanor when dealing with tenants, internal teams, or agencies.
  • Ability to perform occasional site visits (posting notices, file audits).

Licenses

  • Valid driver’s license and clean driving record (required due to occasional property visits).

Other Preferences

  • Bilingual skills (especially Spanish) are a plus.
  • Prior experience in a corporate/portfolio (vs. single-site) setting.
  • Ability to work independently while reporting to a Portfolio Manager.

Compensation

  • $28 per hour

Schedule
