Tenant Screening information

What is tenant screening?

Tenant screening is the process landlords and property managers use to evaluate prospective renters before offering them a lease. This process typically includes checking an applicant’s credit history, criminal background, rental history, and employment status. The goal is to assess the applicant's reliability and ability to pay rent on time, as well as to minimize the risk of property damage or eviction. Tenant screening helps ensure a safe and secure rental environment for all parties involved.

What are the key skills and qualifications needed to thrive as a tenant screening specialist?

To thrive as a Tenant Screening Specialist, you need a strong understanding of fair housing laws, attention to detail, and experience in reviewing credit reports and background checks. Familiarity with property management software, screening platforms, and compliance protocols is typically required. Excellent communication, discretion, and customer service skills help build trust with property managers and prospective tenants. These skills ensure accurate, lawful evaluations and foster positive relationships, minimizing risk for property owners.

What are some common challenges faced by professionals in tenant screening, and how can they be addressed?

Professionals in tenant screening often encounter challenges like verifying the authenticity of applicant information, navigating privacy laws, and handling high volumes of applications during peak rental seasons. Addressing these challenges requires attention to detail, effective use of screening tools and databases, and staying updated on Fair Housing and data protection regulations. Collaboration with property managers and leasing agents is also crucial to ensure that screening decisions are fair, consistent, and comply with legal requirements.

What is the difference between Tenant Screening vs Property Manager?

AspectTenant ScreeningProperty Manager
Primary RoleAssessing prospective tenants' background, credit, and rental historyOverseeing property operations, maintenance, and tenant relations
Required CredentialsBackground checks, rental application review, possibly leasing certificationsReal estate license, property management certifications often preferred
Work EnvironmentOffice-based, often working with rental applications and background reportsOn-site and administrative work managing properties and tenants
Industry UsageUsed by landlords, property management companies, leasing agenciesUsed by property management firms, landlords, real estate companies

Tenant Screening focuses on evaluating prospective tenants to ensure reliable and responsible occupancy, while Property Managers handle the overall management of rental properties, including tenant relations, maintenance, and rent collection. Both roles are essential in the rental industry but serve different functions.

What is the best tenant screening company?

Tenant screening companies provide background checks, credit reports, and rental history verification to help landlords select reliable tenants. The best company depends on factors like cost, report accuracy, and speed, with popular options including TransUnion SmartMove, Experian, and RentPrep. Using these services can streamline the screening process and ensure compliance with Fair Credit Reporting Act (FCRA) regulations.

Job description

Overview

RealPage is hiring a Senior Data Engineer to join the Front Office - Screening BI and Data Warehouse team. This role owns the SQL Server-based reporting, ETL, and data warehouse codebase that powers screening operations, billing, compliance, and customer-facing reports across the Screening business. You will design and maintain a large SSIS/SSRS/T-SQL platform, deliver new reports and ETL jobs in response to business and customer requests, and uphold the data quality and audit standards as required.

You will be the technical SME and will work with the product owner for changes that flow through user stories, service requests, and defects.

Responsibilities
  • Design, develop, and maintain SSIS packages (Visual Studio 2019+) that load transactional and reference data into the reporting warehouse.

  • Design, build and enhance SSRS reports (.rdl) keeping in mind the performance.

  • Write and optimize T-SQL - stored procedures, functions, views, triggers - following the team's SQL object templates and naming conventions.

  • Diagnose and resolve production data and report issues raised via Service Requests and Defects; perform root cause analysis and deliver durable fixes, not just patches.

  • Tune query and package performance: indexing strategy, execution plan analysis, batching, partitioning, and ETL throughput.

  • Model and evolve relational schemas (dimensions, fact tables, staging, source-of-truth structures) to support new reporting needs without breaking existing consumers.

  • Manage environment and configuration changes (e.g., server moves, connection updates) safely across Dev, QA, and Prod tiers.

  • Review pull requests in Azure DevOps; enforce SQL/SSIS standards and protect downstream report contracts.

  • Partner with QA and BAs to validate report output against business expectations and historical data.

  • Maintain auditability and traceability of data, ETL packages, and report changes.

  • Mentor junior data/report engineers; contribute to internal documentation, templates, and onboarding material.

  • Leverage AI-assisted development tools to accelerate T-SQL authoring, SSIS package review, report changes, troubleshooting, and test data generation.

Qualifications

Required

  • 7+ years of professional experience building and supporting production Data Warehouse, ETL, and Reporting systems.

  • Deep hands-on expertise with Microsoft SQL Server and T-SQL: stored procedures, functions, CTEs, window functions, performance tuning, indexing, and execution plan analysis.

  • Strong experience authoring and maintaining SSIS packages in Visual Studio (2017/2019 or later) - control flow, data flow, parameterization, configurations, error handling, and deployment.

  • Strong experience designing and maintaining SSRS reports (.rdl) - datasets, parameters, expressions, subreports, and rendering for operational and customer-facing use.

  • Solid relational data modeling skills for OLTP staging and warehouse/reporting structures; comfort working in a large existing schema with many downstream dependencies.

  • Experience operating in a regulated environment with change control, segregation of duties, and audit evidence requirements.

  • Comfort with ticket-driven Kanban delivery (Service Requests, Defects, User Stories) and PR-based change management in Azure DevOps / GitHub.

  • Strong analytical and root-cause analysis skills for production data issues; ability to read complex real-world data and reason about what the right answer should be.

  • Hands-on experience with AI-assisted coding, specifically Claude Code, for day-to-day development work - authoring and reviewing T-SQL, navigating large SSIS/SSRS codebases, generating and validating test data, drafting documentation, and troubleshooting production issues.

  • Strong written and verbal communication; able to translate business and compliance requirements into precise data changes.

Preferred

  • Familiarity with the consumer screening, tenant screening, or financial services billing domain.

  • Experience with SSAS, Power BI, or other reporting/analytics layers built on top of SQL Server.

  • Experience with SQL Server Agent jobs, scheduling, modern SQL tooling, and operational monitoring of ETL/report workloads.

  • Exposure to cloud data platforms Redshift, QuickSight, and migration patterns from on-prem SQL Server.

  • Source control hygiene with repos in Azure DevOps or GitHub. Experience setting up CI checks for SQL/SSIS artifacts.

  • Experience producing and maintaining data lineage and impact analysis for reports and downstream consumers.

What You'll Work In

  • Languages / platforms: T-SQL, SQL Server, SSIS, SSRS, Redshift

  • Tooling: Visual Studio 2019 or later, SQL Server Management Studio

  • Source control & delivery: Azure DevOps / GitHub, PR-based reviews
