Employment Status Hourly Principle Working Relationships - Maintenance Manager (your direct supervisor) - Property Group Manager and Assistant Property Group Manager (to whom your report indirectly) - Property Coordinators (with whom you will coordinate) - Outside Vendors (with whom you will coordinate and which you will use on occasion) Qualifications - Age 21 or older - Willing and able to work flexible hours, which may include evening, night or weekend appointments in order to perform duties and be available as needed. - Credit, Criminal, and Immigration background checks required Job Duties and Responsibilities - Learn and follow company Standard Operating Procedures - Recommend, implement and schedule routine, seasonal and preventative maintenance programs - Insure highest standards of tenant-maintenance relations - Assist district manager with handling tenant complaints and problems related to maintenance issues. - Perform or monitor all repair work necessary to keep properties in "like new" condition. - Respond to maintenance needs promptly, respond to and assist with emergency maintenance situations as they arise. - Travel to other properties to assist with maintenance when needed/requested. - Assist Property Group Managers with handling tenant complaints and problems related to maintenance issues. - Prepare and submit all required reports and documents in a timely fashion. - Report promptly to the Property Group Manager lease violations and tenant charges that are discovered during inspections. - Keep the Property Group Manager informed of maintenance matters related to assigned projects. - Prepare and/or maintain all maintenance related records and files including: Subcontractor activity logs Consolidated maintenance activity reports from routine, move-out and site inspections and Service Requests. Project equipment inventory schedule As-built plans, specifications and warranty information for each property Common area maintenance records. Catalogs, open account records and price information on common vendors All subcontractors' certificates of insurance Supplier and vendor order logs - Schedule and prioritize maintenance requests in a timely fashion - Maintain and track inventory - Assist the Property Group Manager with other duties deemed appropriate. - Travel between your properties will be at your expense. A stipend will be provided in an amount designed to cover your average travel cost. - Must have and keep a valid class C Operator's License (standard non-commercial driver's license) with no additional endorsements for the duration of employment. - Any vehicle that will be driven during employment, must be insured at all times at the minimum auto liability limit of $100,000/$300,000/$50,000 *Compensation starts at $27/hr, based on experience.
