The Building People, LLC, has a position open for a Real Estate Financial Data and Performance Analyst in Washington, DC. The Financial Analyst shall provide analytical and administrative support for the financial management of the building’s tenant portfolio will develop dashboards, performance measures, management reports, data controls, and decision-support products.

Responsibilities:

  • Financial Management
  • Maintaining a tenant rent roll.
  • Forecasting recurring tenant revenue.
  • Tracking vacancy and the financial effects of vacant and underutilized space.
  • Recommending and implementing real estate valuation and pricing programs.
  • Supporting development of occupancy pricing and cost recovery analyses.
  • Preparing draft tenant rent and service calculations.
  • Supporting analysis of operating costs, building specific charges, security charges, parking, tenant improvements, amortization, and reimbursable services.
  • Reviewing proposed and actual tenant charges for consistency with approved agreements and supporting records.
  • Identifying discrepancies among occupancy, billing, and financial records.
  • Preparing revenue, expense, and variance reports.
  • Supporting annual budget formulation and multiyear forecasts.
  • Developing financial scenarios for prospective tenants and space assignment alternatives.
  • Tracking tenant improvement obligations, reimbursements, and related financial milestones.
  • Supporting responses to tenant billing inquiries.
  • Developing internal controls, reconciliation procedures, and supporting documentation.
  • Coordinating financial information with financial management and budget offices.

Data and Performance
Maintain an integrated performance management framework for the supported real estate functions that addresses:

  • Occupancy, vacancy, and utilization
  • Available space pipeline
  • Tenant prospect pipeline
  • Tenant onboarding milestones
  • Occupancy agreement status
  • Tenant action items and unresolved issues
  • Customer response and resolution time
  • Rent and revenue forecasts
  • Billing discrepancies
  • Data completeness and accuracy
  • Process development status
  • Transition of duties to federal employees
  • Risks requiring management attention
Required Experience & Skills
  • Five years of real estate, budget, accounting, or financial analysis experience.
  • Four years of data analysis, reporting, business intelligence, or program performance experience.
  • Experience with rent, occupancy costs, amortization, revenue forecasting, and variance analysis.
  • Strong spreadsheet and financial modeling skills
  • Experience integrating information from multiple sources.
  • Ability to produce concise, exception-based management reporting
