Job Description: Senior Manager, Commercial Properties


We are seeking an accomplished commercial real estate professional to lead the management, performance, and continued growth of a diverse portfolio comprised of 1.3 million square feet of mixed commercial space. This position requires a hands-on leader who can balance strategic portfolio oversight with the day-to-day demands of property operations, tenant relations, financial performance, leasing coordination, and capital planning. 


This is an opportunity for an entrepreneurial and results-oriented leader to help expand the commercial portfolio, improve asset performance, and build scalable property-management practices. We are looking for a collaborative and accountable leader who can protect property assets, strengthen tenant relationships, develop employees, manage costs, and deliver measurable results for ownership.


The successful candidate will bring 5–10 years of progressive commercial property management experience, including responsibility for managing tenants, vendors, contractors, and employees. Candidates must possess a strong working knowledge of commercial building mechanical systems and preventative maintenance programs, along with the financial acumen to read, understand, and analyze balance sheets, operating statements, budgets, rent rolls, and variance reports.


Requirements:

Required Skills and Experience: 

To be considered for this position, candidates must be able to demonstrate direct and executive level commercial property management experience. Including but not limited to the following: 

  • Setting and executing measurable business goals and objectives, assuring the timely preparation of annual budgets, recommending capital expenditures, implementing commercial policies and procedures, and supervising commercial property maintenance personnel.  
  • Directly managing a portion of the commercial property portfolio and as such responsible for those duties of a Commercial Property Manager.  
  • Directing, supervising, and monitoring the activities of commercial personnel on a day-to-day basis, including training, developing, and coaching employees within the commercial property personnel. 
  • Preparing and conducting performance evaluations for staff supervised as required by Human Resources and ensuring that education, credentials, and licensing of personnel are current. 
  • Review and approving commercial property operating statements for compliance with approved budgets. Review proposed major expense variances from commercial property budgets and make recommendations to property owners.  
  • Preparing, in a timely manner, of all documentation and information required for accounting department data input and report generation. 
  • Overseeing delinquency collection efforts, including the handling of delinquent accounts. 
  • Identifying major capital expenditure programs, such as remodeling programs and tenant improvements. 
  • Monitoring revenues from management and leasing fees from the commercial property portfolio and analyze commercial portfolio costs to ensure a profitable operation for this portion of the property management department. 
  • Approve all invoices and expenditure within approved expense limits.  
  • Coordinate accounting support with the corporate Controller. 
  • Review market data and recommendations to asset managers and/or property owners. 
  • Monitoring each lease, property budgetary goals, governmental regulations, and Property Management Agreement requirements to ensure compliance. 
  • Ensuring timely and accurate reporting to asset managers and/or ownership in accordance with the Property Management Agreement. 
  • Implementing of the Investment Management Plan for commercial properties and ensure that said plans meet the property owners' standards, policies, goals, and objectives. 
  • Seeking approval from asset management and/or ownership for all economic lease terms, amendments, addendums, and tenant credit approval for new and renewal commercial leases. 
  • Overseeing the processing of all commercial property related leases, renewals, options, and vendor contracts 
  • Coordinating commercial property lease term parameters for approval by each asset manager and/or  owner; participate in lease negotiations, implement commercial portfolio marketing and leasing strategy, and supervision of outside broker contracts. 
  • Monitoring commercial property related Rent Rolls, Lease Expirations, Operational Variance Reports, Delinquency Reports, and other reports required by the Management Agreements. 
  • Overseeing preventative maintenance programs, tenant retention programs, and emergency preparedness programs for the commercial portfolio. 
  • Duties and responsibilities may be added, deleted, or changed at any time at the discretion of your supervisor, either verbally or in writing 

Additional knowledge/experience:  

  • Microsoft Office applications and Yardi Commercial 
  • Broker’s License preferred, but Utah sales agent license required. 
  • Knowledge of Utah laws and regulations related to various real estate properties. 
  • Expert knowledge of financial analysis and reporting 
  • Superb written and verbal skills 
  • Bachelor’s degree, or equivalent work experience  
  • Recent industry certification and training

Physical Characteristics  

The position requires the following: 

  • Eighty percent office work (meetings, phone, computer, etc.) 
  • You must possess a valid driver’s license and be insurable for company vehicles.  
  • Standard vision, with or without corrective eyewear. 
  • Standard hearing, with or without a hearing aid. 
  • Ability to climb one flight of stairs and the ability to walk a half mile per property approx. once per week.
