We have an outstanding career opportunity for a Chief Commercial Building Engineer to join a leading Company located in the Washington, DC surrounding area.

Salary: $125,000 - $160,000

The Chief Engineer is responsible for the overall operation, maintenance, reliability, and efficiency of a Class A high-rise commercial office property. This position provides leadership to the building engineering team while ensuring all building systems operate safely, efficiently, and in compliance with applicable regulations. The Chief Engineer serves as the technical expert for the property, overseeing preventive maintenance programs, capital projects, vendor management, life safety systems, tenant service delivery, and energy management initiatives. This role requires a strong combination of technical expertise, leadership ability, financial acumen, and customer service skills to support a premier office environment.

Responsibilities:
  • Building Operations
    • Direct all day-to-day engineering operations for a Class A high-rise office property.
    • Maintain optimal performance of HVAC, electrical, plumbing, mechanical, life safety, and building automation systems.
    • Ensure uninterrupted operation of critical building infrastructure.
    • Respond to and coordinate the resolution of building emergencies and after-hours issues.
    • Oversee preventive, predictive, and corrective maintenance programs.
  • Leadership & Team Management
    • Supervise, mentor, schedule, and develop building engineers and maintenance staff.
    • Establish performance expectations and conduct performance evaluations.
    • Promote a culture of safety, accountability, teamwork, and customer service.
    • Coordinate engineering coverage for evenings, weekends, and emergency situations.
  • Financial Management
    • Develop and manage engineering operating budgets.
    • Assist with annual budget preparation, forecasting, and reforecasting processes.
    • Review expenses, identify cost-saving opportunities, and explain budget variances.
    • Manage engineering-related contracts and service agreements.
    • Assist with the preparation and execution of capital improvement projects.
  • Vendor & Contractor Management
    • Manage third-party contractors and service providers.
    • Review vendor performance and ensure compliance with contractual obligations.
    • Coordinate and oversee maintenance shutdowns, equipment replacements, and special projects.
    • Ensure contractor compliance with safety policies and building procedures.
  • Tenant Relations
    • Deliver exceptional customer service to tenants and property management teams.
    • Address tenant comfort concerns and service requests in a timely manner.
    • Partner with Property Management to support tenant improvements, move-ins, and special events.
  • Compliance & Safety
    • Maintain compliance with all federal, state, local, and building regulations.
    • Ensure proper documentation of inspections, testing, and maintenance activities.
    • Oversee fire/life safety systems, emergency preparedness, and safety training programs.
    • Lead response efforts during emergency situations and critical incidents.
  • Energy Management & Sustainability
    • Monitor building performance and utility consumption.
    • Implement energy efficiency initiatives and sustainability programs.
    • Identify opportunities to improve operational efficiency and reduce operating costs.

Basic Hiring Criteria:
  • Valid Washington, DC 3rd Class Stationary Engineer License (Required).
  • High school diploma or GED required; technical degree or trade certification preferred.
  • Minimum 7 years of commercial building engineering experience.
  • Minimum 3 years of supervisory or management experience leading engineering teams.
  • Experience supporting Class A office buildings, high-rise properties, or institutional facilities.
  • Strong knowledge of HVAC, electrical, plumbing, mechanical, fire/life safety, and building automation systems.
  • Proficiency with CMMS systems and building management software.
  • Strong understanding of OSHA, EPA, NFPA, and local building codes.

  • Strong Microsoft Office skills, including Excel.
  • Excellent written and verbal communication skills.
  • Ability to interpret blueprints, technical drawings, and engineering specifications.
  • Experience managing capital projects and tenant improvement work.
