The Project Manager is responsible for the budgeting, planning, scheduling, and buy-out of the construction project. This role includes communicating and collaborating with Owners, Development, Project Engineers, Superintendents, Architects, Engineers, Subcontractors, and other General Contractors/Construction Managers. The position will work closely with the Construction team, Development team, and Property Management team to ensure the projects are delivered On Time and On Budget and are consistent with Milhaus standards. This role is critical in setting up our projects for success.

  • Team closely with Project Superintendent to lead all aspects of a construction job. Play the lead driver role in developing the schedule and budgets for the project.  
  • Bid projects and aid with contracting with all subcontractors and purchasing of all materials for each assigned project 
  • Prepare cost estimates for proposals and bids in conjunction with the pre-con team. Solicit bids and estimates from subcontractors and suppliers. Prepare work scopes, subcontracts and purchase orders
  • Monitor all OSHA Construction Safety Standards including reporting
  • Prepare or aid in preparation of outline specifications and proposals for Pre-construction projects
  • Cost evaluation and plan review of pre-construction proposals and projects
  • Monitor and update all project paperwork including change orders, RFI's, submittal logs, monthly project reports, dashboards, etc.
  • Enforce that project specifications and design are met and adhered to
  • Review costs of projects based on information from the Accounting Department and forecast cost reports based on information provided
  • Review actual costs of each completed project based on information provided by the Accounting Department and project monthly "cost tracking" forecasts   
  • Manage the design teams, working closely with the Developers through the process.  
  • Create pre-qualification standards and process for MC vendors in various markets. 
  • Lead in solution minded value engineering that balances the costs, full life cycle costs, schedule, maintenance, and initial development requirements. 
  • Review each phase of documents and fills gaps in scope while providing trackable feedback in a collaborative manner that sets the standards for document quality. 
  • Mentor the project's Assistant Project Manager and/or Project Engineer.
  • Other duties as assigned.

Requirements

Bachelor's Degree in Construction related field

Five to ten years proven experience in multi-family and/or commercial construction operations, including project management, scheduling and estimating/budgeting.

Prefer three to five years of experience implementing the pre-construction or estimating of complex construction projects.

Experience building and developing subcontractor relationships 

Experience with multiple delivery methods

Field management experience and/or constructability understanding


Knowledge, Skills, and Abilities

Knowledge of Milhaus's services and processes is required which can be obtained through intellect, technical inclination, and dedication to gain such knowledge.

Knowledge (Intermediate to advanced) of various operating systems, software products (e.g. MS Office, Procore, Bluebeam, etc.), is required.

Ability to objectively coach employees and management through complex, difficult, and emotional issues.

Ability to work independently and efficiently manage time / workload.

Ability to read, analyze, and interpret financial reports, business, professional, and technical documents.

Ability to effectively respond to common inquiries or complaints from customers and staff.
