Summary

As a Purchasing Manager for ARIVA Homes, you will work with dedicated team and be responsible for obtaining and maintaining the best qualified and best-priced products and labor contracts to build homes. You will manage and direct purchasing department staff. You are part of the operations team and have an exciting opportunity to support the accomplishment of our organizational purpose to create beautifully engaging communities.
Duties and Responsibilities:

  • Manage all aspects of project purchasing for the organization.
  • Create budgets for upcoming projects, material and quantity take-offs, estimating plans, and all compliance documentation.
  • Manage/Review costs of existing projects.
  • Bid architectural plans to subcontractors and vendors.
  • Obtain quality work at a competitive price.
  • Purchasing of material.
  • Hiring of contractors, suppliers and laborers.
  • Maintains plans, options and pricing components of estimating and purchasing databases.
  • Oversees preparation of purchase orders and construction start packages – EPOs.
  • Maintain prices.
  • Responsible for coordination of needed construction engineering contacts.
  • Custom Option Request Pricing within 3 days.
  • Assists in determining and writing accurate standard Scopes of Work (SOW) for each trade.
  • EPO approval & monitoring improvement process.
  • Attend Production Meeting & Operations Meeting.
  • Monitor material and labor cost changes and cost comparisons.
  • Maintain Price Agreements.
  • Improves POs accuracies and house estimates.
  • Participates in the design and costing of new models.
  • Continually explores innovative products, techniques, and changes in the new home building industry.
  • Provides sales department with pricing requirements and technical support.
  • Problem-solving and eliminates (reduces) variances through ongoing communication with field personnel and trade partners.
  • Generates accurate lot (buyer, model) specific purchase orders (P.Os) and distributes them as directed.
  • Assists in rebate program.
  • Visits active jobsites and performs field counts of materials in-place and compares used quantities to those in budget/estimate.
  • May be required to work extended hours, including some weekends and evenings when deadlines dictate.
  • Perform other duties as assigned.
  • Supervisory Responsibilities:*

Directly supervises one or more staff members in the Purchasing Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.



Qualifications

  • Bachelor's degree (B. A.) from four-year college or university; or four to six years related experience and/or training; or equivalent combination of education and experience.
