Job description

Symetra has an exciting opportunity to join our team as aCommercial Mortgage Loan Closer!

About the role

Responsible for managing the coordination, documentation and closing of commercial real estate loan investments throughout the US that meet the company's documentation and due diligence standards. Achieve this by actively managing the timely receipt and analysis of due diligence items to identify exceptions, analyze risk of exceptions and employ a resolution or elevate as necessary. Additionally responsible for the selection and preparation of the standard loan documents to accurately reflect the terms of the transaction.This is a remote role with required travel to the Bellevue, WA office for in-person events a few times per year.

What you will do

  • Effectively communicate requirements and actively track the timely receipt of outstanding due diligence items and coordinate resolution of issues as needed to meet closing timelines.
  • Review title insurance commitments and exceptions to assure the loan is in first lien position and not subject to hidden defects or monetary encumbrances that may impact the security for the loan. Complete standard escrow instructions containing the permitted exceptions and required endorsements. Review survey if applicable.
  • Prepare and distribute SNDA's if applicable. Review signed estoppels upon receipt to the rent roll used to underwrite the loan to identify any exceptions and elevate for analysis as appropriate.
  • Review borrower formation documentation to ascertain the appropriate powers and designated parties permitted to execute documents on behalf of the entity. Select and prepare standard loan documentation to properly incorporate the approved terms and requirements of the loan.
  • Execute funding process including the finalization and transmittal of final loan documents, calculation of funding wire, communication with escrow, system inputs, file organization, verification of document execution and wiring procedures.

Compensation

Hourly Range:$36.08 - $60.10 plus eligibility for annual bonus programs

Who you are

  • 2 year degree or equivalent experience with a financial institution, legal or title company.
  • 2-3 years in closing commercial real estate loans.
  • Real estate finance, title company or legal background.
  • Proficient in Microsoft Word, Excel and Outlook.
  • Dedicated to customer service, diversity, equality and inclusion.
  • Motivated, collaborative team player.
  • Familiarity with real property rights, title issues, financing and entity structure terms.
  • Oral and written skills enabling positive one-on-one interaction and effective communication of expectations and actions.
  • Possess problem solving skills and ability to work independently and meet deadlines.
  • Attention to detail and accuracy when performing verification of due diligence items, and document drafting.
  • The ability to organize and establish priorities while managing multiple transactions at a time.
  • High school diploma required.
  • This is a remote role with required travel to the Bellevue office for in-person events a few times per year.
