Position: Maintenance Tech - HOA / Multifamily Community
Overview:
We are seeking a highly skilled and experienced Maintenance Technician responsible for overseeing the day-to-day maintenance needs of a 484 unit HOA community. This role ensures that the community is in good condition and meets safety and quality standards. Our goal is for our maintenance team to take pride in the communities we care for, to be stewards of our clients assets and ensure that properties are in a condition owners and residents can be proud of.
Purpose of the Maintenance Department:
The SVN | Second Story maintenance team provides additional value to our clients and residents by employing a team of skilled, dedicated individuals to efficiently and effectively resolve service requests in a timely manner. To be stewards of our clients assets and ensure that properties are in a condition owners would be proud of.
Responsibilities:
  • Understand and embody the company's mission and core values in all aspects of work and tenant interaction.
  • Monitor and respond to internal communications promptly to stay aligned with property needs and team expectations.
  • Conduct regular property inspections to identify maintenance needs, safety concerns, or equipment issues; promptly address or report necessary repairs.
  • Perform and/or coordinate preventative maintenance tasks, such as quarterly air filter changes, elevator/fire device inspections, and HVAC or boiler servicing, using established checklists and logs.
  • Receive, prioritize, and complete maintenance work orders through AppFolio management software, ensuring timely resolution of older requests before addressing new ones. Accurately track hours worked, notes and photos of work performed.Troubleshoot and diagnose maintenance issues, escalating to the Property Manager or outside vendors when necessary to ensure complete resolution.
  • Accurately document all work performed by entering same-day notes, labor hours, materials used, and any relevant images or receipts in AppFolio.
  • Coordinate and communicate with tenants as needed to schedule maintenance, ensure access, and provide updates on repair timelines.
  • Support unit turnover efforts by performing function checks and necessary repairs to ensure vacated units are Rent Ready in a timely manner.
  • Collaborate with the Property Manager to obtain and review vendor bids, and oversee third-party contractors to ensure work is performed within scope, on time, and to standard.
  • Maintain an organized inventory of commonly used supplies, and manage secure systems for keys, fobs, and access cards on-site.
  • Ensure compliance with all health and safety regulations, and follow proper procedures during inclement weather or emergency events, including preparation and tenant communication.
  • Accurately log work hours including breaks through HR platform, Gusto.

Skills Required:
  • 3-5 years experience in a maintenance related field
  • Strong knowledge of building trades and maintenance/repair procedures
    • Electrical, plumbing, general HVAC, drywall repair, appliance installation/repair
  • Solid understanding of health and safety regulations and practices
  • Technical experience with hands on repairs and use of tools
  • Have the ability to work on a team and communicating effectively
  • Computer literate with capability in email, Gmail/G-Suite and management software
  • Great time management skills
  • Strong decision-making and problem-solving skills
  • The ability to lift up to 50lbs, climb stairs and comfortable with heights
