POSITION TITLE: Leasing Agent


MANAGER: Property Manager



GENERAL DESCRIPTION: Principally responsible for maximizing occupancy by generating qualified traffic, networking within the local community, scheduling appointments, securing rentals, promoting resident retention.


QUALIFICATIONS Education: High School Diploma or GED Required


Experience:
Minimum two years of tax credit experience as a leasing agent or similar property management function
Abilities:
Working knowledge of Excel, Word, PowerPoint, and OneSite or similar property management software
Excellent marketing techniques, sales abilities, strong customer service, and problem-solving are essential
Energetic team player with high degree of professionalism and integrity, organizational skills, attention to detail with high degree of accuracy
Ability to work flexible schedule, including weekends, to accommodate community needs


ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES
Enthusiastically greet current and prospective residents
Conduct unit and site tours, build rapport with residents and prospects, determining prospect needs with the goal of obtaining an application and closing the lease
Inspect vacant unit to ensure product readiness, show model and vacant units, and provide accurate community information
Conduct all leasing activities at the property, complete guest cards, record traffic, follow up with prospects, coordinate all move-ins, and update the waitlist accordingly
Follow Section 42 guidelines in the qualification, screening, and acceptance of applicants for residency
Accurately process and report receipt of application fees, security deposits, rents, and other fees
Recommend programs and strategies to increase qualified traffic and closing ratios
Complete market surveys to maintain product knowledge of competitors
Work to achieve and exceed lease-up schedules
Contact current residents in person and by written correspondence to renew leases and complete re-certifications within the 120-day period
Prepare all lease-related paperwork in an accurate and timely manner. Explain lease documents to new and existing residents. Ensure all documents are completed prior to resident move-in
Perform other duties as assigned by the manager
