POSITION SUMMARY

The Superintendent 3's primary responsibility is to ensure, in collaboration with the Project Manager, the successful completion of assigned projects. The Superintendent 3 is the on-site lead responsible for project safety, quality, and schedule and is the primary interface with the design team and Owner throughout construction. The position reports to the General Superintendent.

ESSENTIAL FUNCTIONS

• •Manage project safety, quality, and schedule for all assigned projects from kickoff to closeout.
• •Ensure Peterson standards of quality and safety are adhered to by the entire construction team.
• •Mentor and develop other Peterson team members while effectively managing overall projects.
• •Work collaboratively with the Project Manager, project team members, and subcontractors.
• •Represent Peterson in a professional manner with integrity, focusing on doing the right thing.
• •Must provide adequate transportation to and from job sites while maintaining an acceptable driving record set by the Peterson Companies insurance carrier.
• •Establish and maintain positive and effective relationships with clients, project team, consultants/architects/engineers, subcontractors, adjacent community, and governmental agencies.
• •Responsible for project set-up, project site logistics, field coordination, and project schedule.
• •Review all project documents for constructability and content, including shop drawings.
• •Maintain and update project records including RFIs, ASIs, and as-builts.
• •Supervise and coordinate all subcontractors and client contractors.
• •Create and enforce a site-specific safety plan for assigned projects in collaboration with the Safety Manager.
• •Coordinate building inspections, subcontractor inspections, and third-party inspections.
• •Perform daily site walks and submit daily reports and progress photos.
• •Conduct subcontractor meetings, pre-task meetings, safety meetings, high hazard meetings, and OAC meetings in conjunction with the Project Manager.
• •Utilize all company Standard Operating Procedures (SOP).
• •Use project management and scheduling software effectively.
• •Attend company events including meetings, training, and workshops, etc.
• •Other related duties as assigned or needed.
• •This position is expected to have familiarity with all phases of a project lifecycle; in essence, a Superintendent 3 can deliver a project with minimal dependence on the rest of the Peterson team.

• •While perfect hearing is not required, a superintendent needs to be able to hear equipment and other dangers and communicate those effectively to people on site.

RESPONSIBILITIES

CORE COMPETENCIES

Scheduling: Develops and manages the overall project master schedule from kickoff through closeout. Proficient in scheduling software; proactively identifies and resolves schedule risks across all project phases and trade sequences.

Meeting Organization: Independently leads subcontractor, safety, and OAC meetings. Prepares agendas, drives productive discussions, and ensures all action items are tracked and resolved in a timely manner.

QUALIFICATIONS

Minimum 5 years of experience as a superintendent or equivalent role in the commercial construction industry; must be 30-hour OSHA certified. Superintendent 3 candidates must have a solid understanding of the commercial construction industry, site safety requirements, planning, scheduling, building trade sequence of work, and relevant technology. Key components are leadership, initiative, communication, teamwork, managing for results, and coaching & mentoring. Must be able to independently manage all types of projects including public, warehouse, commercial, tenant improvement, build-to-suits, ground-up, and infrastructure.

Technical skills: Procore, Microsoft Project, Outbuild, Excel, Bluebeam
