Responsibilities
  • Interprets and provides guidance on how to develop and balance subcontractor agreements within the context of prime contract documents to mitigate risk and maximize opportunity.
  • Provides feedback to Finance and Commercial Risk (F&CR) to identify and ensure compliance with project-specific contract requirements.
  • Typically works on site, but at minimum, makes weekly site visits to ensure adherence to subcontract procedure.
  • Manages the bid process on one or more project sites. Participates in pre-bid and bid clarification meetings
  • Reviews final draft of the subcontract, incorporating negotiated terms and conditions, and identifying risks and opportunities. Monitors internal approvals and execution of subcontracts.
  • May oversee process efficiency for issuance of subcontracts and their revisions, extensions, and closeouts. May oversee project subcontract revisions and extensions.
  • Negotiates claims or disputes occurring during subcontract performance when necessary. Ensures the project team fulfills contractual responsibilities.
  • Liaises with a third-party data system (ISN) used to pre-qualify trade partners and resolve queries in coordination with the NAHQ ISN prequalification coordinator.
  • Approves user access requests to subcontract files and subcontract training for project personnel.
  • Implements subcontract management policies and procedures and provides recommendations for improvement.
  • Facilitates the development of the scope of work.
  • Develops, maintains and issues subcontracts formation status reports (FSR).
  • Develops and transmits requests for proposals (RFPs).
  • Manages pre-mobilization and subcontract kickoff process and deliverables.

Qualifications
  • Bachelor's degree or diploma in business administration, business management, construction, or a related discipline.
  • Strong understanding of legal concepts such as offer and acceptance and what constitutes a breach of contract, allowing for the competent management of contract issuance and execution.
  • Strong knowledge of procurement and construction techniques with strong working knowledge of technical aspects.
  • Strong knowledge of general and industrial construction methods, materials and estimates, quality and safety requirements, risk analysis, and bonding and insurance, with strong analytical and organization skills.
  • Advanced verbal and written communication skills with the ability to negotiate and present ideas and content that influence a favorable outcome.
  • Strong negotiation and conflict resolution skills.
  • Proficiency with the Microsoft Office Suite.
  • Advanced critical thinking skills.
  • Advanced ability to establish and maintain effective stakeholder relationships.
  • Advanced ability to read and interpret construction drawings.
