Multi-Building Senior Living Technology Program

Lancaster County, PA (Hybrid, regular on-site presence required) | Full-time | HealthSignals LLC


About the Role

HealthSignals is hiring a Senior Technology Project Manager to lead implementation of a major multi-building technology program for a senior living community in Lancaster County, PA.

You will own day-to-day execution across structured cabling, network switching, Wi-Fi, FTTP infrastructure, DAS/ERCES coordination, cameras, access control, AV, digital signage, and CATV, from design through commissioning, closeout, and transition into long-term managed services.

As HealthSignals' primary project execution lead, you will coordinate closely with the client's leadership team, the General Contractor, Architect, Engineer, third-party technology vendors, AHJs, and HealthSignals internal technical teams. This is a hands-on senior leadership role requiring construction coordination experience, technical fluency, and disciplined communication.


Reporting

This position reports directly to the Chief Technology Officer, with a dotted-line relationship to the Director of Technology Operations for operational coordination, managed services alignment, and transition-to-support planning. The dotted line supports operational continuity and knowledge transfer; it does not divide supervisory authority. Major commercial, scope, schedule, budget, or client relationship risks are escalated to the CTO and executive sponsor.


What You'll Do

Project Leadership and Coordination

ยท        Serve as HealthSignals' primary day-to-day contact for implementation activities across design, procurement, construction, commissioning, closeout, and transition to operations.

ยท        Maintain project schedules, milestones, action items, and deliverable tracking.

ยท        Participate in project, construction, design coordination, and vendor coordination meetings.

ยท        Identify risks, scope gaps, conflicts, and schedule constraints early, and escalate unresolved issues with clear options and recommendations.

ยท        Ensure project decisions, assumptions, risks, and commitments are documented.


Construction and Low-Voltage Coordination

ยท        Coordinate MDF, IDF, pathway, conduit, sleeve, backboard, rack, grounding, power, cooling, and space requirements.

ยท        Track construction readiness and review installation sequencing to reduce rework, delay, and trade conflicts.

ยท        Coordinate cabling, fiber, switching, Wi-Fi, DAS/ERCES, camera, access control, AV, digital signage, and CATV workstreams.

ยท        Conduct regular site walks, document field observations, and track deficiencies and punch list items through completion.

ยท        Coordinate testing, labeling, certification, and acceptance activities with internal and external teams.


Vendor Management

ยท        Coordinate third-party vendor scopes, schedules, submittals, RFIs, shop drawings, field activities, and closeout requirements.

ยท        Support bid review, vendor comparison, scope clarification, and award recommendations.

ยท        Review vendor proposals for completeness, exclusions, assumptions, dependencies, and integration impacts.

ยท        Manage cross-vendor dependencies involving network connectivity, power, pathways, mounting, integration, commissioning, and turnover.

ยท        Ensure vendors provide required test results, as-builts, warranty information, and training materials.

HealthSignals Direct Scope Management

ยท        Manage HealthSignals direct implementation workstreams, including structured cabling, network switching, Wi-Fi, FTTP infrastructure, and DAS/ERCES-related infrastructure.

ยท        Coordinate procurement, delivery, staging, installation, configuration, testing, and acceptance of HealthSignals-furnished equipment and infrastructure.

ยท        Coordinate with HealthSignals technical design, engineering, operations, and managed services teams.

ยท        Track HealthSignals labor, subcontractor, and material commitments separately from third-party vendor work for billing, reporting, and contractual clarity.


Budget, Change Management and Reporting

ยท        Maintain budget tracking for HealthSignals direct scope and managed third-party vendor scope, including committed costs, pending estimates, allowances, change orders, and budget risks.

ยท        Support reconciliation of technology budgets against owner, GC, architect, engineer, and vendor assumptions.

ยท        Identify scope changes, coordinate change request documentation, and review third-party change orders for scope validity and cost reasonableness.

ยท        Prepare regular status reports covering schedule, budget, risks, open issues, vendor performance, and upcoming decisions.

ยท        Maintain issue logs, risk logs, RFI logs, submittal logs, change logs, and punch lists.


Design, Submittal and Documentation Review

ยท        Coordinate review of technology requirements through schematic design, design development, and construction document phases.

ยท        Review low-voltage, network, wireless, DAS/ERCES, camera, access control, AV, signage, and CATV drawings and submittals, and track comments to resolution.

ยท        Confirm alignment between design intent, vendor proposals, construction documents, and field conditions.

ยท        Coordinate documentation needed for AHJ review, ERCES/public safety communications, and life-safety-related technology systems.

Commissioning, Acceptance and Managed Services Transition

ยท        Coordinate system testing, commissioning, validation, owner acceptance, and turnover activities.

ยท        Confirm completion of cable testing, certification, labeling, network readiness, Wi-Fi validation, DAS/ERCES testing support, and vendor system integration checks.

ยท        Track commissioning issues and punch list items through completion, and coordinate owner training.

ยท        Deliver complete closeout packages - as-builts, warranties, support information, and operating documentation - and transition accepted systems into HealthSignals managed services.


What You'll Bring

ยท        10+ years of project management experience in construction technology, low-voltage systems, IT infrastructure, systems integration, or related technical construction environments.

ยท        Direct responsibility for multi-vendor coordination, field execution, budget tracking, schedule management, commissioning, and closeout.

ยท        Working knowledge of structured cabling, fiber, MDF/IDF infrastructure, network switching, PoE, Wi-Fi, security cameras, access control, DAS/ERCES, AV, CATV, and building technology systems.

ยท        Experience working alongside general contractors, architects, engineers, owners, subcontractors, vendors, and AHJs.

ยท        Ability to read and interpret construction drawings, technology plans, riser diagrams, floor plans, submittals, and shop drawings.

ยท        Hands-on experience with RFIs, submittals, change orders, punch lists, closeout documentation, and commissioning processes.

ยท        Strong written communication and meeting documentation discipline.

ยท        Strong organizational skills and the ability to manage multiple simultaneous workstreams.

ยท        Ability to work independently, escalate appropriately, and drive issues to resolution.

ยท        Proficiency with Microsoft Office, Excel, Teams, SharePoint, PDF markup tools, and project tracking platforms.


Nice to Have

ยท        PMP, CAPM, RCDD, BICSI, CTS, PSP, or other relevant project management or technology certifications.

ยท        Experience with senior living, healthcare, multifamily, campus, hospitality, or mixed-use construction projects.

ยท        Experience with public safety DAS / ERCES coordination and AHJ processes.

ยท        Experience with enterprise Wi-Fi deployments, FTTP infrastructure, and managed network environments.
