Job Description
Stream Realty Partners is seeking a Workplace Strategy leader to serve as a senior-level consultant for the firm's National Office Tenant Representation platform. This role is the critical link between a client's business objectives and their physical real estate footprint-integrating design thinking, change management, and data-driven insights to help clients move beyond simple real estate transactions and create high-performing work environments.
As the Subject Matter Expert for workplace strategy, you will partner closely with brokers across the country to provide a competitive advantage in pursuits and client engagements by offering a deeper, consultative approach. You will be comfortable in client-facing environments, articulating the value of the workplace, translating organizational culture into space requirements, building business cases, and ensuring clients feel confident and supported through relocation or renovation decisions. This is a consultant role focused on strategic advisory, early-stage client guidance, and front-end business development support.
PRIMARY RESPONSIBILITIES:
  • Client Advisory & Workplace Strategy
    • Serve as the firm's Workplace Strategy subject matter expert, leading current-state assessments, organizational alignment exercises, and future-of-work visioning with corporate clients
    • Analyze organizational data including headcount projections, departmental adjacencies, employee engagement surveys, hybrid work policies, and utilization metrics to determine optimal space programs and footprint requirements
    • Deliver strategic recommendations on space mix (open, private, collaborative), square footage requirements, scenario planning, and ROI analysis for proposed workplace changes
    • Coordinate test-fits with architectural partners and review design solutions for alignment with the client's workplace strategy
    • Advise clients on how to leverage their real estate as a competitive differentiator for talent attraction and retention
  • Business Development Support
    • Partner with Office Tenant Representation brokers as a front-end resource on pursuits and pitches, demonstrating the value of integrating workplace strategy with tenant advisory services
    • Participate in client presentations, RFP responses, and competitive proposals-bringing deep expertise on workplace trends, benchmarking data, and competitor environments
    • Deliver a "Workplace Strategy Lite" offering for early-stage business development that introduces the platform without requiring a full engagement
    • Build and maintain relationships with architectural firms, project management teams, and design partners to support a seamless client experience across the transaction lifecycle
  • Thought Leadership & Platform Development
    • Define and evolve the firm's workplace strategy processes, tools, deliverable templates, and value propositions
    • Partner with national marketing to develop thought leadership content including white papers, industry trend analyses, and case studies
    • Represent the firm at external positioning events, conferences, and industry forums
    • Lead internal knowledge-sharing to educate brokers and project managers on how workplace strategy enhances the client value proposition
    • Forge strong working relationships with Stream's Construction and Project Management team to ensure continuity from strategy through implementation

Qualifications
  • Education
    • Bachelor's degree required in interior design, architecture, urban planning, environmental design, or a related design discipline
    • Master's degree in architecture, design, or planning preferred
    • IIDA (International Interior Design Association) certification is a plus but not required
  • Experience
    • 8+ years of professional experience in workplace strategy, workplace design, interior architecture, or a related consulting discipline
    • Commercial real estate experience required-prior roles at a CRE services firm, architecture/design firm serving corporate occupiers, or in-house corporate real estate preferred
    • Demonstrated ability to navigate client-facing, sales-oriented environments and present confidently to C-suite and senior leadership audiences
    • Experience developing and delivering workplace assessments, space programming, change management frameworks, and strategic recommendations
  • Technical Skills
    • Proficiency with CAD software and ability to produce or direct space plans, test-fits, and 3-D visualization
    • Familiarity with SketchUp and/or other design visualization tools
    • Strong presentation development skills (PowerPoint, InDesign, or similar)
    • Experience with workplace survey tools and utilization/occupancy analytics platforms
  • Core Competencies
