Job description

Hybrid role:Work onsite at the Lewisville location on Tuesdays and Wednesdays. Must be local to the DFW, TX area to be considered.

As the CWCOT (Claims Without Conveyance of Title) Specialist I, you are responsible for managing and coordinating all duties and tasks within a portfolio of assets for clients through Auction/REO/Foreclosure/Short Sale services.

CWCOT Portfolio Management:

  • Oversee and coordinate all Claims Without Conveyance of Title (CWCOT) tasks within an assigned portfolio of assets.

  • Manage properties through auction, REO, foreclosure, and short sale processes to ensure efficient liquidation.

  • Monitor pre-foreclosure and post-foreclosure property statuses to maximize successful sales.

  • Ensure timely execution of CWCOT sales strategies in alignment with client objectives.

Client & Stakeholder Coordination:

  • Act as the primary liaison for CWCOT clients, servicers, asset managers, and investors.

  • Provide guidance on bidding thresholds, pricing strategies, and auction timelines to maximize asset performance.

  • Collaborate with internal teams, including auction operations, compliance, and legal, to ensure smooth transactions.

Auction & Sales Process Execution:

  • Coordinate with auction teams to facilitate online and live property auctions for CWCOT assets.

  • Ensure properties are marketed effectively to drive buyer interest and competitive bidding.

  • Oversee offer reviews, contract negotiations, and closing procedures to ensure compliance with client and regulatory requirements.

Regulatory & Compliance Oversight:

  • Ensure all transactions comply with HUD, FHA, and investor regulations governing CWCOT properties.

  • Stay updated on industry guidelines, foreclosure laws, and regulatory changes impacting CWCOT sales.

  • Work closely with compliance teams to mitigate risk and resolve regulatory issues.

Performance Analysis & Reporting:

  • Track and analyze key performance metrics (KPIs) related to auction success rates, conversion rates, and client satisfaction.

  • Generate reports and provide insights on portfolio performance, market trends, and process improvements.

  • Identify opportunities to enhance efficiency and maximize CWCOT liquidation rates.
