The Service Manager is responsible for managing all installation, repair, and upkeep operations of our class A properties. Your duties will include maintaining budgeted expenses, assign and schedule repairs and apartment turns, and develop maintenance procedures. Our ideal candidate will demonstrate a good understanding of daily maintenance operations, as well as, outstanding written and verbal communication skills.


PRINCIPLE DUTIES:


  • Perform general and higher-level maintenance service, such as plumbing, electrical, carpentry, appliance repairs, HVAC, etc.
  • Oversee and maintain effective make ready/ turns process.
  • Manage budgets and approval of expenses.
  • Handle emergencies occurring at property level and lock-out procedures related to evictions.
  • Respond to resident service requests within a timely manner.
  • Be available to work on an on-call basis, including weekends and nights (with on-call bonus pay).
  • Participate in preventative maintenance to include pool, exterior lighting, filter changes and apartment inspections.
  • Care, maintain, and manage inventory of all supplies and equipment owned by the property and/or the management company.
  • Train and supervise employees of the maintenance department.
  • Negotiate contracts with outside vendors for execution of maintenance work.
  • Ensure operational efficiency of all property-related equipment machines and mechanical systems through timely inspection and repair.
  • Identify and implement proactive maintenance strategies that ensure efficient daily operations.
  • Lead the maintenance team under supervision of the community manager.


Requirements:


  • Minimum three years maintenance experience in the multifamily industry.
  • Minimum of 2 years supervisory experience.
  • Refrigeration certification (type 2 or universal).
  • Valid driver’s license and dependable transportation.
  • CPO certification.
  • Knowledge of OneSite preferred.
  • Proficient in problem solving, trouble shooting, and conflict resolution.

PHYSICAL REQUIREMENTS / WORKING CONDITIONS:

  • Use various hand tools and test equipment.
  • Bend, stoop, and kneel for extended periods of time.
  • Move objects: Lift, carry, push, pull, or otherwise move objects that weigh up to 100 lbs.
  • Prolonged periods standing and walking in the elements (Snow Removal during winter is required based on weather conditions and property needs)
  • Make ordinary apartment homes spectacular.
  • Drive and operate a golf cart.
