Job description

Overview
REI is seeking a Sr. Manager of Construction to lead the construction management organization providing for our network of retail stores focusing on new store tenant improvements and capital projects. This job contributes to REI's success by setting the construction management strategy for the department and managing the construction team including financial oversight of new store development projects. The Sr. Manager of Construction is responsible for the strategy and execution of new store and remodel programs ensuring projects are completed in a first-class manner by support staff, contractors, as well as Landlords and their vendors. Responsibilities include day-to-day oversight of construction issues across the portfolio, auditing contractor/vendor performance metrics, and ensuring new store and remodel projects are delivered on time and on budget. This role is a critical partner across the organization, thinking strategically and acting decisively while inspiring the team to drive optimal results and continuous business process improvements.
Responsibilities and Qualifications
This role requires thorough expert knowledge of Construction Management practices. The ideal candidate applies advanced principles, theories, concepts, and strategic thinking and is able to teach, train, and lead others. They use significant expertise and high judgement to deliver against strategic organizational wide goals often working cross divisionally. They are able to effectively influence and negotiate solutions when the path forward is unclear, and they are able to make trade-offs when evaluating opportunity vs. available resources.
  • Oversees new store and remodel project delivery across the portfolio of stores.
  • Develops and tracks annual construction-related capital and expense budgets for new store and capital reinvestment projects.
  • Directs strategic planning activity for the Construction team leading employees to identify and prioritize goals.
  • Delivers improvements in construction administration, including monitoring of construction quality and schedule, ensures directs deliver timely completion of projects on budget.
  • Owns General Contractor strategic relationships including evaluation and hiring of new vendors. Develops tools and processes to drive improvement.
  • Owns General Contractor performance in accordance with the contracted standards, SLAs, and established cost labor rates and drives strategies for continuous improvement including leading quarterly business reviews.
  • Oversees budget creation, approval of bid packages, along with leading strategic cost saving initiatives to deliver cost effective store construction solutions in partnership with the Architecture team.
  • Develops a framework for store cost analysis: determining the right KPIs,and driving improvements.
  • Sets the standards for how to prepare and deliver monthly, quarterly, and annual reporting to Director, Finance, and DVPs.
  • Challenges and inspires employees to achieve business results.
  • Ensures employees adhere to legal and operational compliance requirements.
  • Oversees training and development of employees directly and indirectly managed and makes effective staffing decisions.
  • Conducts and ensures the completion of performance reviews.
  • Provides coaching, direction, and leadership support to employees to achieve department, Co-op, and customer results.

Qualifications
  • Must possess at least 5+ years of prior people leadership
  • 10+ years retail construction project management experience, including experience with occupied store remodels. Or a combination of 10+ years of experience in mixed roles in the construction industry (for example 5+ years in a GC role, plus 5+ years in an owner-representative role)
  • Expert knowledge of retail buildings, store construction processes and equipment including HVAC, elevators, lighting systems, roofing systems and general building structures.
  • Successful record managing a portfolio of retail construction projects, tenant improvements, and renovation capital projects including infrastructure projects
  • Ability to manage geographically diverse teams delivering concurrent projects working remotely.
  • Advanced skills in establishing and maintaining budgets, schedules, and deadlines, prioritizing, and managing resources to accomplish goals. Demonstrated analytical skills in cost analysis and forecasting.
  • Experience in negotiating commercial contracts (master agreements / work-orders)
  • Fosters a strong mutually supportive work environment where people can do their best work.
  • Up to 30% of schedule requires domestic travel.
  • Builds capacity of individuals and teams through effective employee development, involvement, communication, and supervision efforts
  • Demonstrated skills with relevant software for effective management and tracking of projects, such as Microsoft Office, Microsoft Project, Smartsheet, Workfront or similar
