Job description

Senior Project Manager

Location: Providence County

Compensation: 140k-170k

Reports to: Project Executive

Senior Leader: Chief Operating Officer

Oversees: Project Manager, Assistant Project Manager


The Role

The Senior Project Manager owns overall management direction and oversight of multiple construction projects from inception through completion โ€” delivering on time, on budget, and with strong client satisfaction. This is a leadership seat, not a single-project role. You'll be guiding PMs and APMs while carrying financial and client accountability across your portfolio.


Pre-Construction

  • Initiate and maintain communication with owners and project contacts to drive project activity
  • Provide oversight and guidance to Project Managers and Assistant Project Managers
  • Establish project objectives, policies, procedures, and performance standards based on contract specifications
  • Determine constructability by comparing plans, specs, and drawings; identify gaps and issue RFIs
  • Partner with the Project Superintendent to plan work and verify existing conditions against plan documents
  • Lead internal project kick-off meetings
  • Oversee creation of the Buyout Plan and buyout goal
  • Ensure accurate, timely issuance of subcontractor information โ€” scopes of work, insurance requirements, and project-specific requirements
  • Coordinate with owners and architects on submittals and decisions
  • Determine lead times and tie them into the schedule
  • Set clear expectations with subcontractors
  • Oversee schedule creation with the PM and Superintendent โ€” bid schedule, contract baseline schedule, monthly master schedule updates
  • Issue subcontractor notice to proceed
  • Attend project walkthroughs
  • Generate the GC's study with Estimating; lead or support estimating on potential projects
  • Create and upload the project budget; ensure cost coding structure aligns with the buyout plan and all codes are opened
  • Create and/or review owner contracts with the Project Executive
  • Logistics planning
  • Ensure all necessary permits (building, fire, etc.) are obtained


Construction Operations

  • Collaborate closely with the Project Manager and on-site Superintendent
  • Monitor project financial position โ€” change order status, cash flow projections, monthly requisitions, and monthly Cost-to-Complete projections
  • Ensure change estimates and change orders are processed and contingency reporting stays current
  • Ensure monthly billings are issued; follow up with the client on timely processing and payment
  • Lead project meetings, set agendas, and ensure minutes are distributed
  • Complete subcontractor buyouts with no scope gaps
  • Oversee identification, tracking, and procurement of materials to align with the schedule
  • Manage the submittal process and resolve issues quickly with subs and the project team
  • Partner with the PM and Superintendent to drive a safe, incident-free environment and enforce the safety program
  • Determine the need for, generate, and track RFIs; follow up with engineers and subs, assess financial and schedule impact, review weekly
  • Ensure maintenance of all project logs โ€” change orders, drawings, SKs, submittals, RFIs
  • Resolve scheduling issues; escalate when needed
  • Maintain professional relationships with owners, architects, and engineers in support of business development and repeat work


Closeout

  • Support the PM and Superintendent through the punchlist process โ€” coordinate parties, track items, distribute lists, drive to 100% completion with owner sign-off
  • Maintain project documentation, including project photos and equipment manuals
  • Issue and execute certificate of occupancy / substantial completion
  • Compile equipment and service manuals into the O&M manual


Communication

  • Drive internal communication through recurring meetings: estimating handoff to operations, project kickoff, monthly operations meetings, CTCs, closeout meetings, and post-mortems
  • Manage external communication through weekly owner meetings and subcontractor meetings


Measures of Success

  • Projects completed on time and within budget
  • Project invoices approved and processed on time
  • Monthly client requisitions processed on time
  • Cost-to-Complete and financial projections completed monthly
  • Positive client feedback and satisfaction


Qualifications

  • 10+ years in construction, including project management
  • 6+ years managing construction project financial controls and project schedules
  • Proficiency reading and interpreting plans and specifications
  • Strong project documentation discipline
  • Proficiency in MS Office, MS Project, Procore, and project control software (Jonas or similar)
  • Working knowledge of project financials โ€” invoice approval, requisitions, internal reporting
  • OSHA 30
