Overview
The Senior Real Estate Agent is responsible for managing and supporting the acquisition, disposition, and conveyance of real property interests associated with utility infrastructure and surplus land assets throughout Iowa. This role supports a large utility company in the sale and transfer of land, easements, and related property rights while ensuring compliance with applicable regulations, title requirements, and client standards.
Responsibilities
  • Manage utility land disposition projects, including surplus property sales, easement releases, partial acquisitions, and property transfers.
  • Coordinate and facilitate real estate transactions from initial evaluation through closing.
  • Conduct title review and analyze ownership, encumbrances, easements, restrictions, and related property interests.
  • Prepare, review, and support real estate documentation including purchase agreements, deeds, easements, affidavits, and closing packages.
  • Interface with landowners, attorneys, title companies, surveyors, appraisers, brokers, and governmental agencies to support transaction execution.
  • Support negotiation activities related to property sales, access rights, and land use agreements.
  • Ensure compliance with Iowa real estate licensing requirements, utility standards, and applicable state and federal regulations.
  • Maintain accurate project records, status reports, databases, and client documentation.
  • Provide guidance and mentorship to junior real estate agents or project support staff as needed.
  • Assist with due diligence activities including coordination of surveys, environmental reviews, title curative efforts, and legal descriptions.
  • Participate in client meetings and provide project updates, risk assessments, and strategic recommendations.
  • Support schedule management and help ensure projects are completed within budget and timeline expectations.

Qualifications
  • Active Iowa Real Estate License required.
  • Experience in real estate, right-of-way, utility land services, or land acquisition/disposition.
  • Experience supporting utility, infrastructure, transmission, pipeline, or energy-related projects preferred.
  • Strong understanding of title research, property rights, easements, and real estate closing processes.
  • Ability to interpret surveys, legal descriptions, plats, and title commitments.
  • Strong negotiation, communication, and stakeholder management skills.
  • Proficiency with Microsoft Office and land management/database systems.
  • Ability to work independently while managing multiple priorities in a fast-paced environment.

Compensation: In accordance with local law, the below salary range is applicable for the job and location associated with this requisition. Compensation will vary based upon experience, education, skill level, geographical location, and other compensable factors.
Other Compensation: Employee may be eligible for participation in the Company's annual Discretionary Bonus Program which is contingent on Company, Business Segment, and Individual performance against Key Performance Indicators which vary by year and employee.
