Senior Maintenance Manager โ€“ Residential (Jersey City, NJ)
Location: Jersey City, NJ
Property Type: Large-scale multifamily residential community (1,100+ units | multiple buildings, one property)

About the Role
The Senior Maintenance Manager is the lead maintenance professional responsible for overseeing all maintenance operations at a large, high-density residential community in Jersey City, NJ.
This is a hands-on leadership role ideal for an experienced maintenance leader who can effectively manage people, processes, and complex building systems in a demanding, resident-focused environment.

Key Responsibilities of the Senior Maintenance Manager:
  • Lead, supervise, schedule, and develop a maintenance team of approximately 12-15 employees across multiple buildings for 1 community
  • Oversee all day-to-day maintenance operations including work orders, preventive maintenance programs, unit turns, inspections, and emergency response
  • Ensure timely completion of service requests and high-quality execution of all maintenance work
  • Provide technical oversight and troubleshooting for major building systems, including:
    • HVAC systems (boilers, chillers, cooling towers, heat pumps, rooftop units)
    • Plumbing systems (domestic water, hot water, waste, and storm systems)
    • Electrical systems, generators, and emergency power systems
    • Fire/life safety systems and building automation systems
  • Ensure compliance with all local, state, and federal safety, housing, and building regulations
  • Manage vendor relationships, service contracts, and maintenance-related projects
  • Partner closely with Property Management and Asset Management to support resident satisfaction and operational performance
  • Track KPIs, manage maintenance budgets, control expenses, and support forecasting
  • Respond to escalated maintenance issues and participate in on-call rotation as required

Required Experience & Core Competencies for the Senior Maintenance Manager:
To be successful in this role, candidates should demonstrate strength across the following areas:
People Leadership & Communication
  • Proven experience leading and developing maintenance teams
  • Strong communication skills with staff, vendors, residents, and internal stakeholders
Large-Scale Multifamily Experience
  • Experience supporting or leading maintenance operations at large residential communities (700+ units or similar complexity preferred)
  • Ability to operate in fast-paced, high-volume environments
Technical Expertise
  • Strong hands-on knowledge of HVAC, plumbing, electrical, and building systems
  • Ability to diagnose complex issues and provide technical leadership to on-site teams

Qualifications of the Senior Maintenance Manager:
  • 7+ years of progressive experience in multifamily maintenance, including supervisory responsibility
  • Experience working on large residential or mixed-use properties
  • Hands-on experience troubleshooting and repairing HVAC and mechanical systems (heat pumps, boilers, etc.)
  • EPA Universal Certification (required)
  • Must have or be willing to obtain Fire Safety Manager certificate
  • Strong organizational, prioritization, and problem-solving skills
  • Ability to lead in a demanding, resident-focused environment
