Position: Leasing Consultant (TX)

Employment Type: Regular Full-time. Non-Exempt.

Location: Houston, TX (In-office position)

Position Summary:

The Leasing Consultant is responsible for being a primary contact for residents and prospective residents by leasing apartments, coordinating resident activities and building and maintaining resident relations. A strong background in customer service is extremely helpful, as is experience in sales although individuals with an excellent attitude and willingness to learn will be given consideration. Some weekend and early evening shifts are required.

Key Responsibilities:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.   • Maintain a professional and friendly atmosphere in the leasing office and other areas where prospective residents meet.
  • Maintain work area in a clean and organized manner.
  • Inspect models and make ready vacancies daily to ensure cleanliness.
  • Answer incoming phone calls and handle each call whether it is a prospect call, irate resident, service request, etc. Transfer calls to Assistant Manager or Manager when appropriate.
  • Greet prospective residents, qualify and determine their needs and preferences, professionally present the community and specific apartment(s) while pointing out features and benefits.
  • Process rental applications, verify employment and previous rental history, and notify prospective residents of results.
  • Complete all lease paperwork including related addendums.
  • Accept rent and deposits. Provide receipt upon request.
  • Visually inspect property when on grounds, pick up litter and report any service needs to Manager.
  • Maintain awareness of local market conditions and trends. Contribute ideas to the Manager for marketing the property and for improving resident retention.
  • Perform outreach marketing as needed.
  • Inventory office supplies on a weekly basis. Report needs to manager.
  • Organize and file appropriate reports, leases and paperwork daily.
  • Attend company meetings when requested.
  • Document all resident communication (verbal and written) in lease file conversation log.
  • Assist Manager and Assistant Manager in preparation of daily and weekly reports, market surveys, etc.
  • Accompany outside vendors on service request calls for occupied apartments when necessary.
  • Must immediately notify immediate supervisor or Senior Management of any illegal conduct by a resident, employee, or vendor.
  • Performs any additional duties assigned by Manager or Property Supervisor.

Qualifications:

  • Interpersonal skills for developing personal connections with prospective renters, keeping current renters happy and reducing turnover
  • Maintains good leasing and closing skills
  • Communication, including verbal and written skills, are essential to the lease development functions of a Leasing Consultant, including answering tenant questions and expediting the lease application process
  • Ability to translate financial and legal real estate terminology into common language
  • Attention to detail for managing all aspects of lease terms, including conflict resolution, move-in procedures and financial transactions
  • Must have knowledge of Fair Housing Compliance laws
  • Must have knowledge of Apartment Lease Contracts, Rental Applications and other Multifamily Addendums.
  • Proficient with Microsoft Suite.

Pay Range

  • Hourly Base pay: $20.00 - 25.00 DOE
