The Role:

At Vivmark Residential, we create communities that enhance lives and shape the future of multifamily housing. We're seeking a strategic, entrepreneurial Senior Director of Development to lead the sourcing, planning, entitlement, and execution of multifamily and mixed-use development projects from initial pursuit through stabilization.

This is an opportunity for an experienced real estate development professional who thrives in complex environments, enjoys building relationships both inside and outside the organization, and has a track record of successfully bringing projects from concept to completion.

What You'll Do:

As a Senior Director, Development, you'll lead a portfolio of development opportunities while serving as a key representative of Vivmark Residential in the marketplace.

Key responsibilities include:

  • Identifying and pursuing new development opportunities within target markets

  • Evaluating project feasibility, including financial analysis, entitlement considerations, market dynamics, environmental factors, and overall investment viability

  • Leading development projects through planning, entitlement, design, approvals, construction, and stabilization

  • Preparing and presenting investment recommendations to senior leadership and approval committees

  • Building productive relationships with municipalities, elected officials, consultants, landowners, community stakeholders, and industry partners

  • Leading cross-functional teams consisting of Development, Construction, Design, Asset Management, Operations, and other internal partners

  • Negotiating with landowners, consultants, and external partners to advance project objectives

  • Managing project budgets, schedules, consultants, and development risks

  • Representing Vivmark Residential at public meetings, community forums, and industry events.

What We're Looking For:

Successful candidates will bring a combination of development expertise, business acumen, and leadership capability.

Preferred qualifications include:

  • Bachelor's degree required

  • MBA, Master's in Real Estate Development, or a related advanced degree preferred

  • 10+ years of progressively responsible real estate development experience

  • Proven experience managing multifamily, mixed-use, or large-scale commercial development projects

  • Strong financial modeling and investment analysis skills

  • Demonstrated success navigating entitlement processes and public approvals

  • Exceptional relationship-building, negotiation, and communication skills

  • Ability to work effectively with senior leaders, external stakeholders, and cross-functional teams

  • Experience independently sourcing, structuring, and executing complex real estate transactions is strongly preferred.
