The Digital Marketing Manager is responsible for developing, implementing, and analyzing strategic digital and other marketing initiatives to drive qualified traffic, tours, and leasing performance across communities within their portfolio. This role serves as both the regional marketing expert, supporting both lease-up and stabilized communities through data-driven decision-making and the digital lead for Gables.com, stand-alone websites, and Martech tools.

The Digital Marketing Manager partners closely with Operations, Revenue Management, Asset Management, Technology, and third-party partners to maximize traffic opportunities, improve customer experience, and enhance leasing outcomes. Responsibilities include oversight of internet listing sites, Gables.com, marketing technologies, reporting tools, and emerging platforms, while leveraging data and performance insights to optimize results and identify opportunities for growth and profitability.

Success in this role requires strong analytical and project management skills, the ability to manage multiple initiatives simultaneously, and a passion for innovation, customer experience, and evolving marketing technologies. Building and maintaining strong relationships with internal stakeholders, ownership groups, and third-party partners is critical to the success of the portfolio.

*This position may be based in Atlanta, Dallas, or Houston based on candidate preference/location*

Responsibilities

Manage and support all lease-up efforts in the assigned markets
Represent the markets as the regional marketing expert, recommending, outlining, and managing strategic marketing plans
Work with the CMs/RMs/VPs to ensure traffic opportunities to the communities are being maximized, marketing standards are being followed, and renovations and lease-ups are on budget as far as traffic/leases
Assist with 3rd party RFP new business presentations as needed
Serve as lead on Gables.com management and future enhancement, including integration expansion, new features, troubleshooting, and daily updates.
Manage ILSs, and other digital marketing channels and related relationships, including listing opportunities, enhancements, and enhanced positioning
Leverage existing and emerging software, CRM platforms, and marketing technologies to improve the customer experience and leasing outcomes
Collaborate with internal Technology, Revenue Management, and Operations teams, as well as external technology partners, to support platform integrations and to build effective reporting tools through PowerBI/Microsoft Fabric.
Help identify, implement, measure, optimize, drive, and manage new marketing initiatives, technologies, and digital strategies
Assist in evaluating emerging technologies, AI-driven tools, and digital platforms to improve customer experience, efficiency, and performance
Create and manage lease-up plans, takeovers, and 3rd party presentations
Oversee several marketing programs and improve upon reporting capabilities
Analyze marketing metrics to identify cause-and-effect relationships and opportunities for optimization
Apply knowledge to interpret data and improve performance, both qualitative and quantitative
Identify positive financial outcomes to increase profitability
Develop strategies for marketing campaigns and examine related data
Keep abreast of industry news, emerging technologies, consumer trends, and digital marketing best practices
Represent Gables on industry panels, task forces, etc. when appropriate
Other related responsibilities as defined by the VP or SVP

Skills

Proven experience in successful lease-ups
Solid experience in data analysis and reporting
Background in project management
Strong understanding of digital marketing channels, CRM systems, and marketing technology ecosystems
Experience evaluating and leveraging technology solutions to improve customer experience and marketing effectiveness
Ability to understand marketing system integrations and collaborate effectively with internal and external technology partners
Excel and Word expert
Superb communication and multi-tasking skills with attention to detail

Education
A bachelor's degree in one of the following: marketing, market research, statistics, computer science, math, social sciences or business administration, or communications.

Position requires the ability to read and write English fluently.

Professional Experience
Five to seven years' experience in multi-family marketing.

Travel Requirements
Minimal travel is required.

Licenses/Equipment

A valid driver's license and current automobile insurance is required. Position requires individuals to furnish their own vehicle to fulfill all of the job's functions. Position requires the ability to use general office equipment including computer, printers, copy machines, fax machines, postage machine, binding machine, etc.
