What we are looking for:
indiGO Auto Group is seeking a strategic, hands-on, and results-driven Facilities and Property Manager to oversee the strategic management, maintenance, and long-term performance of our real estate portfolio across the United States.
This role acts as the primary steward of our real estate assets, ensuring they remain in prime condition to support our luxury car dealership tenants. While the dealerships employ their own on-site facility managers for day-to-day operations, you will focus on landlord-level responsibilities, including compliance, capital improvements, vendor management, and risk mitigation. This position requires a proactive leader with strong expertise in multi-site property management, who can balance asset preservation with cost-effective strategies.
Key responsibilities:
  • Asset Protection and Maintenance Oversight: Develop and implement comprehensive maintenance programs to safeguard properties, including preventive maintenance schedules, emergency response protocols, and regular inspections to identify and address potential issues. Ensure all facilities meet or exceed safety, environmental, and building code standards.
  • Multi-Site Portfolio Management: Oversee 29 locations primarily in TX, CA, MO, and CO, coordinating with tenant facility managers to align on shared responsibilities such as structural repairs, HVAC systems, roofing, and landscaping. Manage capital expenditure projects, budgeting for improvements that enhance property value and tenant satisfaction.
  • Vendor and Contract Management: Select, negotiate, and supervise third-party vendors for services including janitorial, security, HVAC, plumbing, and general contracting. Monitor performance through KPIs, ensuring cost efficiency and compliance with service level agreements.
  • Compliance and Risk Management: Ensure adherence to local, state, and federal regulations, including zoning laws, environmental standards (e.g., LEED or energy efficiency certifications), and insurance requirements. Conduct risk assessments, assist with insurance claims, and implement disaster recovery plans to minimize downtime and liabilities.
  • Financial and Budgetary Control: Prepare and manage annual operating budgets for the portfolio, tracking expenses, forecasting capital needs, and optimizing costs without compromising quality. Analyze financial reports to identify opportunities for value enhancement and cost savings.
  • Tenant Relations and Coordination: Serve as the primary point of contact for tenant (dealership) facility managers on landlord-related matters, fostering collaborative relationships to resolve issues promptly and ensure lease compliance. Support lease negotiations and renewals as needed.
  • Sustainability and Innovation Initiatives: Lead efforts to incorporate sustainable practices, such as energy-efficient upgrades, waste reduction programs, and green building certifications, aligning with corporate ESG goals.
  • Reporting and Analysis: Generate regular reports on property performance, maintenance activities, and portfolio health for senior leadership. Use data analytics to inform strategic decisions and continuous improvement.

The opportunity is for you if you have:
  • Bachelor's degree in Facilities Management, Real Estate, Business Administration, Construction Management, or a related field.
  • Professional certifications such as CPM (Certified Property Manager), CFM (Certified Facility Manager), or LEED AP are a plus.
  • 5+ years of experience in commercial property or facilities management, preferably within a multi-site environment.
  • Strong knowledge of building systems and maintenance planning.
  • Experience managing vendor relationships, contracts, operating budgets, and capital expenditures.
  • Ability to analyze financial reports and develop strategic budget recommendations.
  • Familiarity with property management platforms such as Yardi, MRI, or similar systems.
  • Working knowledge of regulatory compliance requirements across multiple states.
  • Strong communication, negotiation, and relationship-building skills.
  • Personal Attributes: Detail-oriented, proactive problem-solver with an ownership mindset. Ability to work independently while leading cross-functional teams.
  • Valid driver's license and ability to successfully complete a background check.
  • Ability to travel approximately 30�50% of the time.
