What is a self storage property manager?

Self storage property managers are professionals responsible for overseeing the daily operations of self storage facilities. Their duties include renting units to customers, collecting payments, maintaining facility security, addressing customer inquiries, and ensuring the property is clean and well-maintained. They may also handle marketing, manage maintenance staff, and enforce facility policies. Effective property managers play a key role in maximizing occupancy and revenue while providing excellent customer service.

What are the key skills and qualifications needed to thrive as a self storage property manager?

To thrive as a Self Storage Property Manager, you need strong organizational skills, property management knowledge, and basic financial acumen, typically gained through relevant experience or a high school diploma (with some employers preferring certifications like Certified Self Storage Manager). Familiarity with property management software, security systems, and payment processing tools is often required. Excellent customer service, problem-solving abilities, and effective communication are standout soft skills for this role. These skills and qualities are essential for maintaining high occupancy rates, ensuring property security, and fostering positive tenant relationships.

Storage Zone Self Storage & Business Centers is expanding, and we are seeking a driven, hands-on Property Manager to operate one of our multi-million-dollar self-storage facilities in the Lakeland, Florida / Polk County market.

This is not a traditional front-desk position, and it is not a desk-only management role.

As the Property Manager, you will take ownership of the sales, customer service, collections, maintenance, appearance, and overall financial and operational performance of your assigned facility.

YOUR PROPERTY IS YOUR BUSINESS.

You will be expected to identify problems, implement solutions, protect revenue, maintain high property standards, and produce measurable results.

In return, your performance can directly impact your monthly compensation.

WHY THIS OPPORTUNITY STANDS OUT

  • Competitive salary plus aggressive monthly performance bonuses
  • Average total compensation equivalent to approximately $25+ per hour
  • Exceptional performance can increase total compensation to the equivalent of $50+ per hour
  • Paid company training
  • Responsibility for a multi-million-dollar self-storage property
  • Significant operational independence
  • Direct involvement in the factors that affect your monthly bonus
  • Opportunity to manage the daily operations and performance of your own facility
  • Self-storage experience is helpful but not required

If you are motivated by results, comfortable taking responsibility, and want the opportunity to earn more when you perform, this position was built for you.

WHO SUCCEEDS AT STORAGE ZONE?

The strongest candidates are energetic, accountable, business-minded, solution-oriented, and comfortable taking responsibility for an entire property.

You may be an excellent fit if you have experience in:

  • Property or facility management
  • Retail or service-business management
  • Sales and revenue generation
  • Customer service
  • Collections and account management
  • Office management or administration
  • Local marketing and community outreach
  • Vendor and contractor coordination
  • Business ownership or business operations

Former business owners and individuals with prior business-management experience are strongly encouraged to apply.

Self-storage experience is not required. We are willing to train the right person who brings motivation, professionalism, sound judgment, accountability, and a strong drive to succeed.

WHAT YOU WILL OWN

As a Storage Zone Property Manager, you will be responsible for:

  • Managing the day-to-day operation and performance of the property
  • Monitoring revenue, occupancy, rentals, collections, delinquency, expenses, and overall property performance
  • Working toward established company revenue, occupancy, and collection goals
  • Converting telephone, online, and walk-in inquiries into rentals
  • Assisting customers in selecting the correct storage unit for their needs
  • Explaining and selling the features, benefits, and value of Storage Zone
  • Executing leases and other documents associated with the rental process
  • Delivering professional and responsive customer service
  • Following company telephone and sales procedures during every customer interaction
  • Managing customer accounts and completing collection calls
  • Protecting company revenue and addressing delinquent accounts promptly
  • Maintaining accurate records, reports, files, and operational documentation
  • Accurately handling payments, cash, checks, and bank deposits
  • Supporting local marketing, community outreach, and referral-development efforts
  • Inspecting the facility regularly for cleanliness, security, maintenance, and operational concerns
  • Maintaining a clean, organized, secure, and professional office and property
  • Ensuring vacant units are clean, secure, and rental-ready
  • Performing hands-on property work, including unit cleanouts, cleaning, painting, and basic maintenance
  • Identifying larger maintenance or repair needs and developing a plan for resolution
  • Obtaining proposals and coordinating vendors, contractors, and service providers when necessary
  • Managing maintenance and improvement projects through successful completion
  • Communicating property concerns, proposed solutions, and results clearly to senior management
  • Performing other operational and management responsibilities as assigned

THIS IS A HANDS-ON PROPERTY MANAGEMENT POSITION

  • Collections
  • Local marketing
  • Office administration
  • Property inspections

This position requires someone who is equally comfortable reviewing property performance, closing a rental, collecting a past-due account, inspecting the facility, cleaning a unit, coordinating a repair, and managing a larger project through completion.

QUALIFICATIONS

We are looking for someone who is:

  • Energetic, motivated, and self-directed
  • Business-minded and results-oriented
  • Comfortable working independently without constant supervision
  • Willing to take responsibility for the performance of an entire property
