Role Overview

When acquiring, renovating or building real estate, most taxpayers tend to overstate the amount of 39-year real property. This limits the depreciation deductions available to taxpayers in the early stages of their investment. A cost segregation solves this problem by reclassifying assets by maximizing the property eligible for treatment as 5-, 7- or 15-year property. This depreciation optimization frees up substantial cash flow. McGuire Sponselโ€™s unique approach to cost segregation employs civil, structural and architectural engineering knowledge coupled with tax law experience to identify components that qualify for accelerated depreciation. Our teamโ€™s blend of engineering and tax code expertise provides tremendous value throughout a project. The professionals at McGuire Sponsel perform a site inspection for every study and all costs, along with their classifications, are then documented to withstand IRS scrutiny.

Responsibilities
  • Conduct on-site inspections to notate and document the nature and use of all depreciable property.
  • Prepare detailed schedules & reports summarizing and supporting the results of our depreciation analysis.
  • Cost estimating using programs such as RSMeans & Marshall Valuation Service when actual costs are not available.
  • Review and analyze all available construction cost documentation for a respective project.
  • Examine any available construction blueprint/drawings to identify and properly classify all depreciable assets.
  • Effectively communicate with CPAs and clients to understand goals and needs and ensure timely delivery of projects.

Role Qualifications
  • Bachelorโ€™s degree in accounting, architecture, construction, engineering, business, or a related field.
  • 1-3 years of accounting, engineering, or analytical experience is a plus.

  • Excellent written and verbal communication abilities.
  • Ability to manage multiple projects in a fast-paced, deadline-driven environment.
  • Strong interpersonal skills and comfort in client-facing situations.
  • Proficiency in Microsoft Excel.
  • Valid U.S. driverโ€™s license and reliable transportation.
  • Ability to travel up to 40% independently or with a team to client sites across the U.S.
  • Preferred but not required: prior Cost Segregation experience, familiarity with tax concepts, and consulting or client-facing experience.
