Job Summaryย 

The Maintenance II technician is responsible for maintaining the physical integrity of the community by performing advanced maintenance tasks and supporting the upkeep of building systems, units, and common areas. This role assists with troubleshooting complex maintenance issues, guides junior staff, and ensures that preventive maintenance and repair standards are upheld. The Maintenance II technician plays a key role in fostering a safe, functional, and clean-living environment for residents, visitors, and staff.ย 

Key Responsibilitiesย 

General Maintenance & Repairsย 

  • Complete assigned work orders involving plumbing, electrical, carpentry, HVAC, and appliance repairs.ย 

  • Troubleshoot and resolve maintenance issues; escalate complex or specialty repairs as needed.ย 

  • Ensure make-ready repairs are completed on schedule and to standard.ย 

  • Provide feedback on recurring problems and suggest long-term solutions or procedural improvements.ย 

  • Maintain accurate records for all completed work orders and inspections.ย 

Preventive & Deferred Maintenanceย 

  • Perform scheduled inspections and routine maintenance on mechanical systems and building equipment.ย 

  • Monitor conditions of water heaters, HVAC units, boilers, and exhaust fans.ย 

  • Identify and report potential safety or system issues before they escalate.ย 

  • Participate in capital repair projects and assist with coordinating contracted vendors.ย 

Grounds & Exterior Maintenanceย 

  • Perform seasonal exterior tasks such as snow removal, lawn care, leaf raking, salting, and trash removal.ย 

  • Maintain common areas, walkways, and property appearance.ย 

  • Identify and address exterior safety concerns, including lighting outages, broken stairs, or trip hazards.ย 

Supervision & Collaborationย 

  • Support and mentor Maintenance I and Janitorial staff under direction of the Maintenance Supervisor or Property Manager.ย 

  • Assign routine tasks and follow up on completion as requested.ย 

  • Assist with scheduling or onboarding of new maintenance team members.ย 

  • Provide performance input and support training as needed.ย 

Safety & Complianceย 

  • Follow all OSHA regulations, Fair Housing guidelines, and company safety procedures.ย 

  • Identify hazardous materials or unsafe conditions (e.g., LBP, asbestos, mold) and report immediately.ย 

  • Ensure tools and equipment are maintained in safe working condition.ย 

  • Promote a safety-first culture on the maintenance team.ย 

  • Use PPE consistently and appropriately.ย 

Inventory & Toolsย ย 

  • Maintain tools, supplies, and equipment; report inventory needs.ย 

  • Assist in collecting bids and sourcing materials for repairs or contracted projects.ย 

  • Operate a variety of hand and power tools, ladders, and testing devices safely and effectively.ย 

Education & Experienceย ย 

  • High school diploma or GED required.ย 

  • Minimum of 2 yearsโ€™ experience in residential or multifamily maintenance required.ย 

  • Experience in troubleshooting and performing repairs on building systems preferred.ย 

Licenses and Certificationsย ย 

  • Valid driverโ€™s license and auto insurance required.ย 

  • Pool certification required for properties with pools.ย 

  • Trade certifications in HVAC, plumbing, or electrical preferred.ย
