Job description

Job Scope:
Responsible for the maintenance and repair of the buildings and grounds to maintain proper care of
the Community in accordance with current federal, state, and local standards/regulations and
Community policies.


Responsibilities:
โ€ข Directs the community maintenance, housekeeping and laundry (if applicable) staff, to include
hiring, training, evaluating performance, and resolving disciplinary issues.
โ€ข Directs the maintenance and upkeep of the buildings and grounds through maintenance staff.
Inspects completed work for conformance to standards and policies.
โ€ข Implements preventative maintenance programs. Coordinates compliance with local, state and
federal building codes, SDS, OSHA, EPA regulations, and fire codes.
โ€ข Coordinates engineering contractors and venders, making sure insurance and licenses are
current.
โ€ข Conducts regular inspections of life safety systems, including fire extinguishers and sprinkler
systems.
โ€ข Coordinates annual apartment maintenance schedule and completion. Oversees necessary repairs and
maintenance in apartments and common areas including refurbishment for move - ins.
โ€ข Ensures the outside of the property is maintained, including landscaping, snow removal, and
garbage/trash removal.
โ€ข Prepares and follows approved budget. Tracks utility consumption and expense files.
โ€ข Maintains inventory control for all general supplies, parts and equipment for necessary repairs
and maintenance. Maintains all required engineering files.
โ€ข Assesses all plumbing and electrical problems within the community and determines the best
course of action to correct the problem. Works within the legal scope of local and state codes.
โ€ข Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used
and take necessary precautions
โ€ข Assess property damage and file property damage claims in accordance with company
policy.
โ€ข Responds appropriately to resident or community emergencies by assisting as needed.
โ€ข Maintains office, shops and mechanical areas within company standards.
โ€ข Foster teamwork with co-workers, show initiative in overcoming obstacles, take actions that
assist others beyond job responsibilities, and have a positive impact on co-workers, residents, and
visitors.
โ€ข Seek out and perform other duties as assigned or needed.

Qualifications:

โ€ข Compassion for and desire to work with seniors!
โ€ข Associate's Degree or equivalent from a two year college or technical school and a minimum of
three to five years related experience and/or training; or equivalent combination of education and
experience.
โ€ข Excellent communication skills and knowledge of a variety of computer programs, including
Microsoft Office and web-based software systems.
