What are some common challenges faced by Scan to BIM specialists and how can they be overcome?

Scan to BIM specialists often encounter challenges such as managing large point cloud data sets, ensuring model accuracy, and aligning scans with existing building information. These challenges can be addressed by using efficient data processing software, maintaining clear communication with project stakeholders, and following established quality control protocols. Additionally, collaborating closely with architects, engineers, and surveyors helps ensure that the BIM models are both accurate and useful for subsequent project phases.

What is the difference between Scan To Bim vs 3D Laser Scanner Operator?

AspectScan To Bim3D Laser Scanner Operator
CredentialsOften requires CAD/BIM software knowledge, certifications in laser scanningTypically certified in laser scanning equipment operation
Work EnvironmentInvolves data collection, processing, and BIM model creationPrimarily focuses on operating laser scanners on-site
Industry UsageUsed in architecture, construction, and engineering for BIM modelsUsed in surveying, construction, and infrastructure projects

While both roles involve laser scanning, Scan To Bim focuses on converting scan data into BIM models, requiring software skills and data processing. The 3D Laser Scanner Operator primarily handles the scanning equipment on-site, with less emphasis on data processing or BIM integration.

What is Scan to BIM?

Scan to BIM is a process that involves using 3D laser scanning technology to capture detailed measurements of a physical space or structure, and then converting that data into a Building Information Model (BIM). This digital model can be used for planning, design, construction, and facility management. Scan to BIM is particularly valuable for renovation or retrofit projects, as it provides highly accurate representations of existing conditions. The process improves efficiency, reduces errors, and facilitates better decision-making throughout a building's lifecycle.

What are the key skills and qualifications needed to thrive as a Scan to BIM Specialist, and why are they important?

A Scan to BIM Specialist needs expertise in 3D modeling, point cloud data processing, and a solid understanding of building construction principles, often supported by a degree in architecture, engineering, or a related field. Proficiency with software such as Autodesk Revit, Navisworks, and point cloud processing tools like Autodesk Recap or Faro Scene is typically required. Strong attention to detail, problem-solving abilities, and effective communication are crucial soft skills for collaborating with project teams and ensuring model accuracy. These competencies are vital for converting laser scan data into precise Building Information Models, which support efficient project planning and facility management.

Job description

Salary:

Part-Time Lead Generation Specialist Reality Capture & BIM
Remote | Eastern United States | 20 hrs/week

About Ayoroa Simmons

Ayoroa Simmons is one of the most trusted reality capture and BIM firms in the Eastern United States with a client roster that includes some of the largest AEC organizations in the country and the U.S. Department of Defense. For over a decade, we have delivered surveying, laser scanning, Scan to BIM, and BIM/VDC services as a fully integrated offering, giving project teams the accurate existing-conditions data they need to design, build, and manage with confidence.

With a 30+ person team and a track record on complex institutional, healthcare, and infrastructure projects, we have the scale and precision standards to handle work that demands zero margin for error. This isn't a startup. It's an established firm at a growth inflection point and we need the right person to help us reach the clients who need us most.

About the Role

Reality capture and Scan to BIM are transforming how the AEC industry works and Ayoroa Simmons is one of the few firms in the Eastern U.S. with the team, the technology, and the track record to deliver it at the level the market's most demanding clients require.

We are looking for a part-time Lead Generation Specialist who can get our story in front of the right people. You will identify decision-makers at architecture firms, engineering firms, general contractors, developers, and institutional owners and open conversations that turn into project opportunities. This is not a high-volume cold-call role. It is a credibility-driven outreach role where your job is to represent a firm with a real reputation and help prospects understand why that matters for their next project.

If you are energized by working at the intersection of technology and the built environment, and you know how to build relationships with technical buyers, this role was built for you.

What You Will Do

  • Build and work a targeted prospect list across the Eastern U.S.: AEC firms, developers, building owners, GCs, MEP engineers, historic preservation firms, and institutional facilities teams
  • Conduct outbound outreach via email, LinkedIn, and phone with messaging that educates as much as it sells
  • Qualify leads and book discovery calls for our project and technical team
  • Track pipeline signals: permit filings, project announcements, RFP activity, and industry news
  • Maintain CRM records and deliver a weekly pipeline report
  • Continuously test and refine messaging based on what resonates

What We Are Looking For

  • 2+ years of B2B lead generation, business development, or sales experience
  • Background in AEC, construction technology, geospatial, or surveying strongly preferred
  • Able to learn and credibly represent technical services to non-technical decision-makers
  • Strong written and verbal communicator you write emails people actually respond to
  • Self-directed and organized; you do not need daily supervision to stay on target
  • Comfortable with LinkedIn outreach and CRM tools

You Will Stand Out If You Have

  • Working knowledge of BIM, point cloud, LiDAR, laser scanning, or digital twin workflows so you can speak the language of the buyers you are calling on
  • An existing network of contacts at AEC firms, developers, or institutional owners in the Eastern U.S.
  • Experience using Dodge Construction Network, BuildingConnected, or similar tools to identify project pipeline opportunities
