Scan To Bim information

What are some common challenges faced by Scan to BIM specialists and how can they be overcome?

Scan to BIM specialists often encounter challenges such as managing large point cloud data sets, ensuring model accuracy, and aligning scans with existing building information. These challenges can be addressed by using efficient data processing software, maintaining clear communication with project stakeholders, and following established quality control protocols. Additionally, collaborating closely with architects, engineers, and surveyors helps ensure that the BIM models are both accurate and useful for subsequent project phases.

What is the difference between Scan To Bim vs 3D Laser Scanner Operator?

AspectScan To Bim3D Laser Scanner Operator
CredentialsOften requires CAD/BIM software knowledge, certifications in laser scanningTypically certified in laser scanning equipment operation
Work EnvironmentInvolves data collection, processing, and BIM model creationPrimarily focuses on operating laser scanners on-site
Industry UsageUsed in architecture, construction, and engineering for BIM modelsUsed in surveying, construction, and infrastructure projects

While both roles involve laser scanning, Scan To Bim focuses on converting scan data into BIM models, requiring software skills and data processing. The 3D Laser Scanner Operator primarily handles the scanning equipment on-site, with less emphasis on data processing or BIM integration.

What is Scan to BIM?

Scan to BIM is a process that involves using 3D laser scanning technology to capture detailed measurements of a physical space or structure, and then converting that data into a Building Information Model (BIM). This digital model can be used for planning, design, construction, and facility management. Scan to BIM is particularly valuable for renovation or retrofit projects, as it provides highly accurate representations of existing conditions. The process improves efficiency, reduces errors, and facilitates better decision-making throughout a building's lifecycle.

What are the key skills and qualifications needed to thrive as a Scan to BIM Specialist, and why are they important?

A Scan to BIM Specialist needs expertise in 3D modeling, point cloud data processing, and a solid understanding of building construction principles, often supported by a degree in architecture, engineering, or a related field. Proficiency with software such as Autodesk Revit, Navisworks, and point cloud processing tools like Autodesk Recap or Faro Scene is typically required. Strong attention to detail, problem-solving abilities, and effective communication are crucial soft skills for collaborating with project teams and ensuring model accuracy. These competencies are vital for converting laser scan data into precise Building Information Models, which support efficient project planning and facility management.

Job description

About Us

Jay Cad (also known As Built LA) is a drafting service specializing in as-built documentation and reality-capture across the LA and SoCal market. We're a fast-growing company adopting the latest technology and evolving into a tech-forward organization.

The Role

We're looking for a mid-level Architectural Designer with BIM experience to join our team, working on Revit-based projects from scan data through existing conditions documentation — producing as-built models and 2D drawings. This role also carries quality control responsibility, reviewing drawings and models produced by teammates.

What You'll Do

  • Develop, manage, and refine Revit models across a range of active projects, balancing deadlines with a high standard of quality and accuracy.
  • Perform quality control reviews on drawings and models produced by other team members, helping maintain consistency across deliverables.
  • Work directly with point cloud data to support scan-to-BIM workflows.
  • Prepare reports and project schedules to support tracking and delivery timelines.
  • Coordinate closely with teammates on large, complex projects, and with our sales and operations teams to communicate progress and share feedback.
  • Apply building code knowledge specific to LA County and surrounding SoCal jurisdictions.
  • Join client calls and, when needed, visit project sites in person.

What You Bring

  • Strong proficiency in Revit and AutoCAD, with the ability to produce accurate, well-organized models from scan and field data.
  • Working knowledge of LA County and Southern California building codes.
  • Proficiency with cloud-based file and storage systems, such as Dropbox and Google Drive, and familiarity with project management tools such as Monday.com, Notion, Trello, Todoist, or similar platforms.
  • Excellent written communication skills, including clear project note-taking and the ability to give and receive feedback effectively with team members.
  • Ability to work independently while collaborating closely with teammates on shared and complex projects.
  • Excellent organizational skills, with the ability to manage multiple project deadlines while maintaining a high standard of quality and accuracy.
  • Comfort working in a fast-paced environment as part of a high-energy team, with adaptability and a quick learning curve to pick up new tools and software as project needs evolve.
  • Willingness to travel locally for occasional site visits or client meetings.
  • A portfolio demonstrating BIM/Revit project work. Rendering samples are not relevant to this role and should not be included.

Nice to Have

  • Point cloud to BIM experience (we'll train you if you don't have it).
  • SketchUp experience.
  • Rhino experience.

To Apply

Submit your portfolio (BIM/Revit work only, no renderings) and resume. Candidates who advance will complete a brief skills assessment.
