Position Summary
The Development Executive will be responsible for acting as the master development leader for a highly visible $1B+ development, in addition to providing consulting for large scale master development opportunities nationally. This person has experience presenting to the executive suite, is comfortable in marketing and sales presentations and can direct technical teams in the best interest of the client and project. This position requires superior execution of all aspects of assigned master development activities with a deep understanding of real estate strategy, land use, and development economics. The individual must have a strong understanding of activating the total master development process for a greenfield development that includes, but is not limited to, commercial, retail, education, residential, and healthcare. The Development Executive must be able to lead a wide variety of development projects varying in scope and complexity, ranging in size from $20M - $1B.
Principal Duties, Role and Responsibilities
This list of duties and responsibilities is not all inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.
This role will be expected to serve as the main point of contact between Hammes, the client Board of Directors, and key stakeholders at the state and local government level. This person will work closely with these governance entities throughout the development of the master campus, including proposal development, initial feasibility, budget and schedule development, and financial modeling.
The primary objective of this role is to deliver a highly functional, economically viable, and sustainable multi-use campus from the ground up. The Development Executive will align infrastructure, use districts and public spaces to create a distinct sense of place.
Key Responsibilities
  • Drives the execution of the multi-use master plan, coordinating the phased rollout of diverse building types, uses, and public infrastructure projects.
  • Directs all phases of new campus development, including highest and best use identification, timing of use districts, specific asset developer selection, entitlements, and delivery through design and construction.
  • Navigates municipal approval processes, secures land-use entitlements, and manages public hearings for zoning variations and approvals.
  • Formulates and oversees a clearly defined and executable Municipal Management District (MMD), including Covenants, Conditions and Restrictions (CCRs) and campus development guidelines.
  • Assists in the development and management of the overall campus development budget, manages cash flow models, and optimizes cost-efficiency across multiple simultaneous project phases.
  • Oversees planners, architects, and contractors to ensure seamless connectivity between residential, commercial, and recreational zones.
  • Negotiates and manages complex contracts with Tier-1 developers, project firms, and other associated parties necessary to fulfill the execution of the campus master plan.
  • Integrates modern district energy systems, high-speed digital networks, and sustainable transit links into the foundational campus design.
  • Works with clients to develop a master development strategy that supports their financial and market goals, including the identification of funding sources and the feasibility and identification of other market participants to support a successful overall plan.
  • Works closely with the company's business development professionals in marketing complex development opportunities, including collaborating on the business development lead on our strategy and participating in the RFP or other prospective client meetings and presentations.
  • Other duties, responsibilities, and special projects as assigned.

Work Relationships & Expectations:
The Development Executive reports directly to the President, Hammes Healthcare. This position is also expected to oversee and manage professional staff members including Developers, Project Managers, and other project personnel, as well as third-party project managers when applicable. The Development Executive will also participate in business development meetings with regional sales executives and work with Hammes teams to develop and deliver master development engagements nationally.
Knowledge, Skills & Abilities
The requirements listed below are representative of the knowledge, skills, and abilities required to perform this job successfully.
  • A bachelor's degree in Real Estate, Construction Management, Civil Engineering, or Urban Design is required. A master's degree, JD, or MBA is highly desirable.
  • Minimum of 15 years' experience in real estate development, with a proven track record of managing multi-phase, ground-up commercial or mixed-use projects. This experience should include projects in the range of $50 million to $500 million with a high degree of focus on client satisfaction and professionalism.
  • Demonstrated experience with C-suite and board presentations.
  • Demonstrated ability to manage and oversee multiple projects at various phases.
  • Demonstrated experience with the marketing and sales process.
  • Proven negotiating and influencing skills.
  • Results-driven and able to work collaboratively as well as independently.
  • Displays the utmost attention to detail.
  • Highly organized with solid time management skills and able to multi-task in a high-paced environment with a strong sense of urgency.
  • Must have strong verbal and written communication skills as well as interpersonal skills.
  • Positive attitude and desire to drive success for the company and with teams.
  • Advanced knowledge of agreements, including Campus Master Declaration and Reciprocal Easement Agreement (REA), Gound Lease, Development Agreement, Third Party site agreements, AIA Contract Documents for Architect/ Design Services and Construction Manager at Risk (CMAR) and typical AHJ planning and zoning documents.
  • Advanced knowledge of real estate pro-forma modeling, project management platforms (e.g., Procore, Primavera), and Microsoft Office; proficient in Microsoft Excel, Word, and PowerPoint.
