Job Description

Oversees all aspects of the marketing department. Leads the sales team to ensure consistency in all operations. Responsible for direction of all marketing and sales of unoccupied residences to qualified prospective residents to achieve and maintain a consistent 95% occupancy throughout the community, as defined in a manner compatible with community and Pinnacle Living policies and procedures.

EDUCATION, EXPERIENCE, CERTIFICATION AND LICENSURE REQUIREMENTS
  1. Bachelor’s degree in business/marketing or related field.
  2. 5+ years of marketing management expertise preferred.
Job Duties
  1. Conducts valid measurement of sales closure performance with sales team through data tracking and reviewing weekly in the Marketing Sales Meeting.
  2. Develops and maintains a viable Marketing Plan, reviewing and updating data twice yearly. Utilize a tactical plan to ensure proper planning for marketing events, maintaining an advertising schedule, and planning new collateral development as needed.
  3. Develops the Marketing Budget annually and maintains revenues and expenses within the budget.
  4. Tracks inquiries regarding future residency in the form of telephone calls, written requests, emails, and visits.
  5. Creates, maintains, and revises annually departmental policies and procedures.
  6. Plans and coordinates marketing events and programs to increase prospect database and maintain a strong and viable Priority List.
  7. Continually develop the community’s Priority List by setting goals for the sales team and by tracking the tour-to-deposit ratio for consistency.
  8. Supports the sales representatives as needed with obstacles and challenges that come up during their sales process. Conduct sales tours as needed.
  9. Ensures that all visitors are greeted in a polite, friendly, and professional manner.
  10. Provides forecasts and projects the number of vacant residence turnovers on a bi-annual basis for budgetary purposes.
  11. Attending weekly maintenance meetings and working with Maintenance and Housekeeping services to ensure turnovers of vacated residences are completed in a timely manner.
  12. Assists sales team as they monitor their sold turnovers in progress throughout the process, interceding as needed to prevent delays that would prohibit timely move-ins of residents.
  13. Prepares monthly reports for Executive Director and Eastshore Support office.
  14. Conducts walk throughs with Maintenance of all residences at the time of vacating to determine replacement/construction plans. Completes projections list at walk through of residences to determine total cost of repair for capital request.
  15. Completes capital requests for renovation turnovers to proper department.
  16. Conducts follow up visits with new residents within 3 months of moving into the community.
  17. Provides written report of any outstanding issues related to maintenance, programs, or department services in weekly administrative team member meetings for immediate follow up.
  18. Responsible for working with the marketing and/or public relations consultants to create and develop all collateral for informational purposes for prospects and priority list members.
  19. Monitor community website for any updates needed as changes occur, working with marketing and/or public relations consultants and website manager.
  20. Create and develop newsletter and other periodical pieces.
  21. Present in-person presentations developed specifically for groups with varied interests regarding aging challenges.
QUALIFICATIONS
  1. Subject matter expert in marketing/sales that can lead strategy and facilitate change in practices and approach.
  2. Experience in managing sales process, marketing strategy and techniques.
  3. Excellent computer skills with proficiency in Microsoft Word, Excel, PowerPoint, and Outlook.
  4. Excellent attention to detail and high regard for confidentiality.
  5. Ability to analyze trends, occupancy, and causes/outcomes of sales and marketing related issues and manage communication and direction throughout the process.
  6. Excellent interpersonal skills to communicate with visitors, residents, and family members.
  7. Exceptional ability to lead and mentor as well as communicate policies and practices amongst the community.
  8. Ability to communicate to various audiences in written and verbal form using the English language.
