Chicago Title KS MO NE, a division of Fidelity National Financial (FNF), is seeking an experienced Commercial Title Examiner to join their Kansas City team on-site at their Independence, MO location on the square. The ideal candidate will have demonstrated title search and examination experience, strong analytical skills, and the ability to interpret complex title information while maintaining a high level of productivity and quality. This critical role evaluating title conditions, identify potential risks, and producing accurate title reports that support informed real estate transactions.

Responsibilities
The Commercial Title Examiner will report to the Commercial Manager and is responsible for the following:
  • Examine title orders in accordance with established company guidelines to determine title conditions through the analysis of mortgages, liens, judgements, legal descriptions, ownership records, and other pertinent documents.
  • Research and evaluate public records to verify ownership rights, legal restrictions, and property interests.
  • Prepare accurate and comprehensive title search abstracts and title reports in accordance with company policies and examination procedures.
  • Review final title products to ensure compliance with quality and accuracy standards.
  • Clearly communicate chain of title findings, title requirements, exceptions, and potential issues to customers, managers and internal stakeholders.
  • Identify and assess risks, liabilities, and title defects that could impact transactions and escalate concerns when appropriate.
  • Request, monitor, and track documentation or corrective actions necessary to resolve title deficiencies before report release.
  • Maintain compliance with company policies, procedures, and operational standards.
  • Perform additional duties and special projects as assigned.

Qualifications
  • High school diploma required, college degree preferred.
  • 3+ years of title search and examination experience, with a strong emphasis on Kansas and Missouri properties.
  • Commercial title examination is preferred.
  • Solid understanding of title insurance, title examination practices, real property records, and industry regulations.
  • Strong analytical, critical-thinking, and problem-solving skills.
  • Exceptional attention to detail and commitment to accuracy.
  • Ability to work as part of a cohesive and collaborative team.
  • Excellent verbal and written communication skills.
  • Customer-focused approach with the ability to explain complex title matters clearly and professionally.
  • Effective time-management skills with the ability to manage multiple priorities and deadlines.
  • Proficiency in Microsoft Office applications and industry specific title software. SoftPro Title experience is a plus.
