Job description

Project Manager – Commercial Painting, Waterproofing & Restoration

Pegasus Painting & Waterproofing | South Florida

We're Pegasus Painting & Waterproofing, a commercial subcontractor based in South Florida. We specialize in painting, waterproofing, and restoration on projects like multi-family communities, parking garages, HOA properties, amenity buildings, and occupied commercial structures. At any given time we have multiple active jobs running across the region, and we're looking for a Project Manager who can take full ownership of their projects and keep things moving.

THE ROLE

You'll be running your own projects from pre-construction through closeout, which includes building schedules, managing budgets, leading field operations, and being the direct point of contact with GCs, property managers, and building owners. This position reports to the VP of Sales and Project Management.

On a day-to-day basis, that looks like:

  • Managing multiple commercial projects at the same time and keeping all of them on track
  • Owning the job budget, including labor, materials, subs, and change orders
  • Coordinating with GCs, owners, inspectors, and everyone else involved in the project
  • Leading crews in the field, setting expectations, and keeping production on schedule
  • Staying on top of submittals, RFIs, pay apps, daily reports, and project documentation
  • Walking your job sites regularly to stay connected with what's actually happening
  • Identifying issues early and making decisions to keep things from falling behind
  • Keeping ownership informed with clear, honest updates on every project

WHO WE'RE LOOKING FOR

  • At least 3 to 5 years as a Project Manager in commercial subcontracting (not in a support or assistant role). Painting, waterproofing, coatings, or restoration background is ideal
  • Experience managing multiple projects at once, each in the $250K+ range
  • You understand how these jobs get built in the field, not just on paper. Scopes, specs, sequencing, crew coordination
  • Budget and cost tracking experience. You've been responsible for the financial performance of your projects, not just the schedule
  • Strong communication skills. You'll be representing Pegasus directly with GCs, owners, and property managers
  • Comfortable using project management tools like Procore or similar. We also use our own internal platform (STACK) for estimating and project management, so being comfortable learning new systems is important
  • Familiar with South Florida's commercial construction market, including the pace, weather, and permitting
  • Bilingual English/Spanish is a strong plus
  • Valid driver's license and reliable transportation
  • OSHA 30 preferred

South Florida's commercial construction market moves fast, and we usually have a lot going on at the same time. The right person for this role is someone who stays organized and composed when there's a lot on their plate.
