Position at Tecta CS Lubbock
Position Identification
FLSA Status: Exempt
Reports to: Operating Unit President
Salary: $60,000+ Dependent on Experience
Position Objective
Operate/manage projects to ensure that all associated work is performed in a timely and cost-effective manner, in accordance with applicable plans and specifications, company policies and procedures and sound roofing practices.
Job Functions
  • Provide project manager services for multiple projects running concurrently
  • Assist as appropriate in collections process and final payments
  • Assess bid specifications probability of completion under stated timeline
  • Provide functional direction over areas of responsibility including construction schedules, cost control, dispute resolution, contract administration and quality control
  • Obtain relevant property and building information as required to properly integrate and coordinate construction projects with building activities and building systems
  • Support negotiation of design-build construction contracts and negotiate subcontracts
  • Prepare, and issue purchase orders, subcontracts, AIA, and other agreements/documents
  • Oversee professional consultants, contractors, and vendors to assure that they are complying with project and contract requirements including project costs, design, and schedules, and all other requirements for the proper execution of the work and construction progress
  • Resolve complex construction-related issues, disputes and disagreements
  • Develop, assigns and monitors performance of staff relative to construction projects
  • Review all change orders from assigned projects and assesses their impact on budget
  • Review status and monitor the project relative to scheduling and cost controls
  • Review and verify applications for payment and perform overall fiscal management of multiple construction projects
  • Ensure that all work has obtained approval from all relevant parties including all required governmental agencies
  • Ensure the issuance and maintenance of contractor's insurance, and work permits
  • Arrange and conduct regular meetings with the internal and external project team, document the project, and the delegation of responsibilities. Schedule sub meetings as needed to maintain productivity & communication
  • Become thoroughly knowledgeable with the project's contract documents, drawings, specifications and scope of work
  • Conduct periodic site visits as required to monitor construction progress, schedule, plan, and specification compliance with contract, construction documents, and requirements
  • Track and assure the expeditious review and approval of submittals, shop drawings, the preparation and transmittal of the owner's comments, and assure compliance by contractors and consultants as may be required
  • Maintain all drawing logs, submittals, samples, and all other correspondence of projects
  • Review, manage, and approve invoices, requisitions, and other bills to ensure their accuracy and when payments are due. Review and manage change order work scope and schedule
  • Upon completion of the project, distribute and inform staff of all relevant as-built drawings, documents, and operating manuals for the proper operation and maintenance of the construction work
  • Enforce design-build construction contracts, subcontracts and supply agreements
  • Contribute to reporting at month end, WIP and cost to complete for management
  • Contribute to Project Status Report (PSR) and Cost and Revenue forecasts
  • Performs other related duties as assigned

Knowledge, Skills & Experience (Essential)
  • High School diploma
  • 4+ years of experience in construction project management
  • MS Office, and MS Project experience
  • OSHA 10 training

Knowledge, Skills & Experience (Desirable)
  • Associates/Bachelor's degree in construction/engineering related curriculum
  • Previous estimating experience helpful
  • Knowledge of basic accounting principles
  • Bilingual Spanish
  • OSHA 30 training

Physical surroundings: Frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud.
